The Porter role at Asset Living plays a critical part in maintaining the quality, safety, and appeal of residential communities managed by the company. This position is responsible for assisting in a variety of maintenance processes, including corrective repairs, preventative upkeep, routine tasks, and cosmetic maintenance to uphold the property’s operational standards. Reporting to the Maintenance Supervisor and Community Manager, the Porter supports the make-ready process for the property to ensure that living spaces and common areas are well-maintained and appealing to residents and visitors. The Porter’s duties span both interior and exterior maintenance, involving tasks such as cleaning, trash removal, grounds upkeep, and repair work to enhance community living standards. Timeliness and responsiveness to resident and management work requests are key expectations, as well as a commitment to identifying and mitigating any potential hazards or liability concerns within the community space. This role also supports the overall preventative maintenance program aimed at prolonging the life and appearance of community assets while minimizing costly repairs in the future. Safety and organization in maintaining the maintenance shop and compliance with OSHA guidelines are also important responsibilities. In addition to upkeep duties, the Porter facilitates positive customer and resident relations by delivering excellent service, enforcing community policies consistently, and contributing to the property’s positive public image. Given the physical demands and outdoor nature of this role, candidates must be prepared to work with physical labor, use equipment safely, operate vehicles such as golf carts, and adapt to varying weather conditions. Asset Living compensates Porters with a competitive hourly wage ranging from $20 to $22 and offers a comprehensive total rewards package including medical, dental, vision, life, accidental, and disability insurance, 401K with employer matching, commission and performance bonuses when applicable, paid sick days, and company holidays for full-time employees. Job Requirements
- High school diploma or equivalent
- Basic computer skills
- Knowledge of Fair Housing Laws and OSHA requirements
- Ability to perform physical tasks including lifting and moving objects over 100 lbs
- Ability to work outdoors in various weather conditions
- Availability for regular daily onsite attendance
- Ability to work overtime, weekends, and night hours for on-call emergencies
- Must follow safety standards and OSHA guidelines
- Ability to operate motor vehicles or golf carts
Job Qualifications
- High school diploma or equivalent
- Basic computer skills with ability to understand and perform on-site software functions
- Knowledge of Fair Housing Laws and OSHA requirements
- Experience in property maintenance or related field preferred
- Strong attention to detail and ability to identify hazardous conditions
- Good communication skills and ability to work in a team environment
- Ability to manage time effectively and respond to emergency situations
Job Duties
- Assist in carrying out maintenance processes including corrective, preventative, routine, and cosmetic maintenance
- Clean and maintain grounds, buildings, breezeways, and common areas
- Respond to resident, management requests and work orders in a timely manner
- Inspect property daily to identify and correct hazards or liability concerns
- Maintain preventative maintenance program to extend community asset life
- Maintain a well-organized, stocked maintenance shop adhering to safety and OSHA guidelines
- Participate in unit inspections, report community violations, and assist with emergency on-call duties
- Provide excellent customer service and enforce community policies consistently
- Use property resources, equipment, and supplies economically
- Perform additional duties as requested by Maintenance Supervisor and Community Manager
