The Porter role at Asset Living is an integral part of the property maintenance team, tasked with ensuring the community is well-maintained, safe, and welcoming for residents and visitors. The position involves a variety of maintenance responsibilities, including corrective, preventative, routine, and cosmetic maintenance, all performed under the supervision of the Maintenance Supervisor and Community Manager. Porters play a key part in the make-ready process for vacant units and common areas, ensuring properties are in prime condition to meet operational standards.

The Porter role is physically demanding, requiring regular movement across the property, operation of equipment, and the ability to lift significant weight. Job Requirements
- High school diploma or equivalent
- ability to understand and perform on-site software functions
- basic computer skills required
- must have knowledge of Fair Housing laws
- must understand OSHA requirements
- physically able to perform tasks including lifting 100+ lbs
- ability to work on ladders, stairs, and uneven terrain
- capable of working overtime, weekends, and night hours for emergencies
- capable of working outdoors in various weather conditions
Job Qualifications

- basic computer skills including ability to use on-site software

Job Duties
- Perform community maintenance including cleaning and trash removal
- respond promptly to resident and management requests
- maintain grounds, buildings, breezeways, and community common areas
- inspect property daily to identify and mitigate hazards
- assist in preventative maintenance programs
- maintain organized and well-stocked maintenance shop
- participate in unit inspections
- report violations of community rules
- utilize property resources economically
- perform additional tasks as assigned
- participate in on-call emergency response
- provide excellent customer service and monitor service request responsiveness
- enforce community policies as delegated
