The Porter/Groundskeeper role at HRIM is essential to maintaining the clean, safe, and visually appealing environment of the residential communities and model units under management. This full-time position primarily involves the ongoing upkeep of interior and exterior areas including public access spaces that current and prospective residents frequent. Attention to detail and a commitment to high standards of cleanliness directly influence the quality of life experienced by residents and the company’s reputation within the market.
This position’s responsibilities include comprehensive cleaning duties such as mopping, dusting, vacuuming, and trash removal from offices, models, and apartments, particularly following move-outs or when preparing units for new residents. Beyond indoor cleaning, the role extends to trash and debris management in outdoor areas including dumpsters and trash compactor zones and the maintenance of supply inventories and housekeeping storage areas. The Porter/Groundskeeper is also a key watchful eye for maintenance issues, promptly reporting concerns to the Property Manager to ensure swift resolution. Collaboration with maintenance staff and other team members ensures that properties continually meet community and company standards.
Ideal candidates for this role must be comfortable performing physical tasks such as walking and standing for extended periods, carrying loads up to 125 pounds, and operating specialized equipment like pressure washers. Flexibility to work some weekends and extended hours is required, reflecting the dynamic nature of property management. Job Requirements

- previous cleaning or maintenance experience in a residential or apartment setting preferred
- must be able to work some weekends and extended hours
- ability to perform physical tasks including walking, standing, bending, reaching, and lifting up to 125 pounds
- ability to use cleaning equipment including pressure washers

Job Duties
- cleans office, public access areas, and models as directed
- cleans apartments thoroughly after move-out or vacant units to prepare for new residents
- keeps model units and public access areas clean and maintains these areas
- monitors and reports on the inventory of cleaning supplies
- responsible for trash and debris removal from the trash compactor and dumpster areas
- maintains the housekeeping storage room
- report any maintenance concerns or repairs in unoccupied apartments, models, and common areas to the property manager
- helps maintenance staff and other staff members as needed
