The role of Porter at Asset Living is integral to the maintenance and overall upkeep of community properties managed by the company. The Porter works under the direction of the Maintenance Supervisor and Community Manager to facilitate both routine and preventative maintenance tasks aimed at preserving the community’s safety, appearance, and functionality. The job demands daily onsite presence to ensure the timely completion of tasks such as cleaning, trash removal, and general maintenance of grounds and residential areas including make-ready units and common spaces. Porters respond promptly to resident and management requests, manage swimming pool maintenance including chemical logging, and perform inspections to identify and mitigate potential safety or liability risks throughout the property. This role also requires a proactive approach to maintaining a well-organized and stocked maintenance shop, adhering to stringent safety standards and OSHA guidelines. The Porter contributes to upholding community rules and regulations by promptly reporting any observed violations to supervisory staff. Additionally, excellent customer service is expected as part of the role, with a strong focus on fostering positive resident interactions and upholding the favorable public image of the community. Candidates should possess a high school diploma or equivalent, basic computer proficiency for software use, and an understanding of Fair Housing Laws and OSHA requirements. The position is physically demanding and may involve moving heavy objects, operating machinery, and working in varied outdoor weather conditions. Job Duties
- Community maintenance
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and units
- Responsible for daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
