The Porter/Groundskeeper position at HRIM plays an essential role in maintaining the cleanliness and overall appearance of community models, vacant ready apartments, and the public access areas used by current and prospective residents. This role is critical in ensuring that properties remain inviting and well-maintained, reflecting the high standards of HRIM and enhancing resident satisfaction. Responsibilities include thorough cleaning and upkeep tasks such as mopping, dusting, vacuuming, and trash removal in offices, public areas, and model units. The Porter/Groundskeeper also cleans apartments after move-outs or when they become vacant, preparing them for new residents promptly and efficiently.
In addition to routine cleaning duties, this role requires vigilant monitoring and reporting of cleaning supply inventories, ensuring that all necessary materials are stocked and available. Proper management of trash and debris removal from trash compactors and dumpster areas is also a key aspect of the job. Maintaining the housekeeping storage room and supporting maintenance staff by reporting any repair needs in unoccupied apartments, models, and common areas are critical contributions to the smooth operation of the properties.
The physical demands of this position are significant, requiring the ability to walk and stand for extended periods, including actions such as reaching, bending, carrying heavy loads, and climbing stairs under various weather conditions. The role occasionally involves lifting objects weighing up to 125 pounds, such as heavy debris and 2-yard dumpsters, as well as operating exterior pressure washing equipment.

Job Requirements
- ability to walk and stand for long periods, with frequent interruptions, including reaching, bending, or carrying, and climbing flights of stairs in various weather conditions
- requires manual dexterity with normal hand/finger movement and coordination
- ability to occasionally lift, carry, position, or move objects weighing up to 125 pounds, including heavy loads of debris and 2-yard dumpsters
- must be able to operate a pressure washer system for exterior use

Job Duties
- cleans office, public access areas, and models as directed
- cleans apartments thoroughly after move-out or vacant units to prepare for new residents
- keeps model units and public access areas clean and maintains these areas
- monitors and reports on the inventory of cleaning supplies
- responsible for trash and debris removal from the trash compactor and dumpster areas
- maintains the housekeeping storage room
- report any maintenance concerns or repairs in unoccupied apartments, models, and common areas to the property manager
- helps maintenance staff and other staff members as needed
