This job opportunity is for the position of Porter/Groundskeeper. The role is critical in maintaining the aesthetic and functional appeal of residential communities, model units, and vacant properties. As a Porter/Groundskeeper at HRIM, you will be responsible for the overall cleanliness and appearance of community models and vacant units, including public spaces accessed by both current residents and prospective tenants. Your role ensures that these areas are inviting, well-kept, and reflective of the high standards upheld by HRIM.
The day-to-day duties encompass a broad spectrum of cleaning and maintenance tasks designed to enhance the living experience and property value. This includes mopping, dusting, vacuuming, trash removal, and thorough cleaning of apartments post move-out to prepare for new occupants. Keeping model units and public areas pristine is also a fundamental component of this role. Monitoring and managing cleaning supplies inventory ensures that cleaning operations proceed without interruption.
Further responsibilities include managing trash and debris removal from dumpsters and trash compactors, maintaining the housekeeping storage room organized, and promptly reporting any maintenance or repair needs in unoccupied apartments, models, or community areas to the Property Manager. Additionally, the Porter/Groundskeeper provides assistance to the maintenance staff and other team members as needed, contributing to the overall smooth operation of property management activities.
The position is physically demanding, requiring the ability to walk, stand for long periods, reach, bend, carry heavy objects up to 125 pounds, and operate equipment like pressure washers. Working some weekends and extended hours will be part of the job. Job Requirements
- ability to walk and stand for long periods with frequent interruptions including reaching bending or carrying and climbing flights of stairs in various weather conditions
- requires manual dexterity with normal hand/finger movement and coordination
- ability to occasionally lift carry position or move objects weighing up to 125 pounds including heavy loads of debris and 2-yard dumpsters
- must be able to operate a pressure washer system for exterior use
