The Porter role at Asset Living is essential in maintaining the high standards of the properties managed by the company. As a Porter, you will be responsible for assisting in various maintenance activities, including corrective, preventative, routine, and cosmetic maintenance under the direction of the Maintenance Supervisor and Community Manager. This position involves ensuring the ongoing upkeep and cleanliness of the community by handling trash removal, maintaining the grounds, buildings, breezeways, and all shared interior and exterior spaces. The role requires regular onsite attendance and active engagement with residents and management through responding promptly to maintenance requests and work orders. Job Requirements
- High school diploma or equivalent
- Ability to understand and perform all on-site software functions
- Basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Ability to perform physically demanding work including lifting 100+ lbs
- Ability to work irregular hours including overtime, weekends, and nights for on-call emergencies
- Good communication skills
- Ability to work outdoors in various weather conditions

Job Duties
- Community maintenance
- Regular/daily onsite attendance
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed timely
- Inspect grounds, buildings, and community features to identify and correct hazardous conditions
- Assist in maintaining a preventative maintenance program
- Follow Asset key policy
- Maintain a well-organized and stocked maintenance shop adhering to safety standards and OSHA guidelines
- Assist Maintenance Supervisor with hazard communications
- Participate in unit inspections
- Report violations to Maintenance Supervisor or Community Manager
