Job Requirements

  • High school diploma or equivalent
  • Ability to understand and perform all on-site software functions
  • Basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements
  • Ability to perform physically demanding work including lifting 100+ lbs
  • Ability to work irregular hours including overtime, weekends, and nights for on-call emergencies
  • Good communication skills
  • Ability to work outdoors in various weather conditions

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and community common areas
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed timely
  • Inspect grounds, buildings, and community features to identify and correct hazardous conditions
  • Assist in maintaining a preventative maintenance program
  • Follow Asset key policy
  • Maintain a well-organized and stocked maintenance shop adhering to safety standards and OSHA guidelines
  • Assist Maintenance Supervisor with hazard communications
  • Participate in unit inspections
  • Report violations to Maintenance Supervisor or Community Manager
  • Utilize property resources, equipment, and supplies economically
  • Perform additional tasks as requested
  • Participate in on-call emergencies
  • Manage excellent customer service and monitor service request responsiveness
  • Project a favorable community image
  • Ensure consistency in dealing with residents
  • Enforce delegated community policies
