As a property management company, they pride themselves on their high standards for property upkeep and tenant satisfaction, offering employees a workplace that fosters growth, development, and teamwork.\n\nThe role available is a full-time Property Groundskeeper responsible for the overall cleanliness and appearance of the property grounds and common areas. This critical position ensures that the living environment remains attractive and well-maintained, directly impacting the resident experience and the property's reputation. The Property Groundskeeper will handle a variety of tasks including trash removal, landscaping maintenance, pool and jacuzzi care, and minor property repairs. This is a hands-on position that requires physical capability and a conscientious attitude towards maintaining property aesthetics and functionality.\n\nThis position requires frequent interaction with residents, vendors, and the property management team. The groundskeeper must be able to communicate effectively in English, both verbally and in writing, for business purposes such as reading instructions, writing correspondence, and handling service requests. Employees must also comply with a pre-employment background check and drug screening as part of the hiring process.\n\nTypical daily duties include cleaning and removing trash from various locations including parking areas, laundry rooms, and vacant units, sweeping sidewalks and entranceways, maintaining landscaping such as planting, weeding, and watering flowerbeds, and caring for outdoor equipment like sprinklers and hoses. The role also involves pool maintenance, ensuring chemical levels are balanced and the area clean and safe for residents. Seasonal duties include snow shoveling and ice melt application during inclement weather.\n\nPhysical fitness is important in this position. The groundskeeper must be able to stand, walk, climb stairs and ladders, lift objects up to 75 pounds with assistance, and perform tasks that require good vision including depth perception and color vision. Job Requirements

  • Able to communicate with property manager through written and oral instructions

Job Qualifications

  • High school diploma or equivalent
  • prior experience in groundskeeping, landscaping, or property maintenance preferred
  • ability to follow written and oral instructions
  • strong communication skills in English
  • ability to interact professionally with residents, co-workers, and vendors
  • physical ability to perform manual labor tasks
  • valid driver's license preferred
  • basic knowledge of pool maintenance helpful

Job Duties

  • Removing and disposing of trash on property grounds including cigarette butts, dog feces, soda cans, broken tree limbs
  • removing and disposing of trash in laundry rooms and around mailboxes two times per day or as needed
  • removing and disposing of trash from vacant apartment units as needed
  • sweeping and cleaning trash dumpster areas daily
  • cleaning exterior air conditioning units as needed
  • sweeping and blowing entranceways, sidewalks, breezeways, and curbs two times per week or as needed
  • completing landscape changes including plant installation and weeding
  • watering and weeding flowerbeds, removing dead shrubs and trees
  • placing sprinkler hoses and moving them throughout the day
  • putting away lawn equipment at the end of each workday
  • maintaining pools and jacuzzis including chemical checks and cleaning
  • removing and disposing of trash in and around pool and jacuzzi
  • cleaning pool deck and furniture daily and straightening pool furniture
  • assisting property manager in tagging broken down cars and delivering notices and newsletters to residents
  • assisting with maintenance of exterior lights as needed
  • repairing broken fences, cleaning exterior light globes, painting curbs, and replacing or repairing screens
  • cleaning rain guttering as needed
  • completion of weekend porter checklist and submitting it to property manager
  • shampooing all carpets
  • depositing ice-melt and shoveling snow during inclement weather
  • completing all job-related tasks assigned by property manager
