The Porter role at Asset Living is integral to maintaining the high standards of the properties under management. This position supports the maintenance team by performing a variety of tasks that keep the community safe, clean, and visually appealing. Responsibilities include corrective, preventive, routine, and cosmetic maintenance tasks, ensuring that properties meet or exceed operational objectives. The Porter works under the guidance of the Maintenance Supervisor and Community Manager to ensure the upkeep of the grounds, buildings, breezeways, and common areas, contributing to a positive living environment for residents.
This full-time position typically offers compensation at a rate of $20 per hour. Asset Living provides a comprehensive total rewards package that includes medical, dental, vision, life, accidental, and disability insurance, along with a 401K plan with employer matching, and commission and performance bonuses where applicable. Full-time employees are also eligible for paid sick days and company holidays. Furthermore, the Porter is expected to respond to resident and management requests promptly, assist with unit inspections, and contribute to the overall safety and aesthetic quality of the community.
Physical demands of the job require the ability to perform various duties such as moving around uneven terrain, lifting and moving heavy objects, ascending and descending ladders and stairs, operating machinery and power tools, and exposure to varying weather conditions and hazardous materials. This robust role demands reliability, attention to detail, and a commitment to excellent customer service, enhancing the resident experience while supporting the property’s operational success.

Job Requirements
- High school diploma or equivalent
- Basic knowledge of maintenance procedures and safety protocols
- Ability to work regular daily onsite hours
- Capability to lift and move objects weighing over 100 pounds
- Comfortable working in outdoor weather conditions including extreme temperatures
- Ability to operate motor vehicles or golf carts
- Willingness to work overtime, weekends, and night hours as needed
- Familiarity with Fair Housing Laws and OSHA guidelines
Job Qualifications
- High school diploma or equivalent
- Basic computer skills and ability to understand on-site software functions
- Knowledge of Fair Housing Laws
- Awareness of OSHA requirements
- Ability to perform physical tasks involving heavy lifting and mobility
- Strong communication skills
- Customer service experience preferred
Job Duties
- Assist in carrying out corrective maintenance tasks
- Perform preventative and routine maintenance on community grounds and buildings
- Responsible for cleaning, trash removal, and general maintenance of interior and exterior common areas
- Respond promptly to resident and management requests and work orders
- Inspect buildings, grounds, and community features daily to identify and correct hazards
- Maintain a well-organized and safe maintenance shop
- Support the Maintenance Supervisor with safety programs and trainings
- Participate in unit inspections as requested
- Enforce community policies as delegated by supervisors
- Provide excellent customer service and maintain positive resident relations
- Participate in emergency on-call duties at the community
