The Porter/Groundskeeper role at HRIM plays a vital part in maintaining the high standards of cleanliness and aesthetic appeal that characterize the communities under management. This position is responsible for ensuring that community models, vacant units, and public access areas are immaculate, welcoming, and ready for prospective and current residents. The role has a direct impact on the residents' experience, contributing to the overall perception and satisfaction with the community environment.
The responsibilities of the Porter/Groundskeeper encompass a broad range of cleaning and maintenance duties. This includes routine tasks such as mopping, dusting, vacuuming, and trash removal in office, public access areas, and model units. Additionally, thorough cleaning of apartments after move-outs or when units are vacant prepares new homes for incoming residents. The role involves maintaining storage spaces for housekeeping supplies and monitoring inventory levels to ensure all necessary materials are available. A significant part of the job includes managing debris and trash removal from dumpsters and trash compactors, ensuring the property’s exterior remains clean and inviting.
An essential element of the position is vigilance; the Porter/Groundskeeper reports any maintenance concerns or needed repairs in unoccupied apartments, models, and common areas to the Property Manager. The role also requires cooperation with maintenance staff and other team members to support smooth operations across the property. The physical demands of the position are notable, including the ability to walk, stand, bend, and lift objects up to 125 pounds, as well as operating equipment such as pressure washers for exterior cleaning. The role requires flexibility to work some weekends and extended hours, adapting to the needs of the community.

Job Requirements
- ability to walk and stand for long periods, with frequent interruptions, including reaching, bending, or carrying, including climbing flights of stairs in various weather conditions
- requires manual dexterity with normal hand/finger movement and coordination
- ability to occasionally lift, carry, position, or move objects weighing up to 125 pounds, including heavy loads of debris and 2-yard dumpsters
- must be able to operate a pressure washer system for exterior use
