The position of Porter at Asset Living is a critical role that supports the overall maintenance and appearance of the property. This role directly contributes to creating safe, clean, and appealing communities for residents and visitors. The Porter is responsible for assisting with various maintenance processes, including corrective, preventative, routine, and cosmetic maintenance tasks. Working under the supervision of the Maintenance Supervisor and Community Manager, the Porter plays an integral part in ensuring properties are well-maintained and meet operational standards.
The Porter’s duties cover a wide range of responsibilities, including daily onsite attendance, cleaning, trash removal, and general upkeep of grounds, buildings, breezeways, and common areas both inside and outside the community. Responding promptly to resident and management requests and work orders, the Porter ensures the timely completion of repairs and replacements. In addition, the Porter is tasked with inspecting the property regularly to identify and mitigate hazardous conditions or other liability concerns.
Another essential aspect of the Porter’s role includes maintaining an organized and fully stocked maintenance shop while adhering strictly to safety standards and OSHA guidelines. The Porter also assists in executing the preventive maintenance program designed to extend the life of community assets and reduce future repair costs. Participation in unit inspections, reporting rule violations, and contributing to the community's favorable public image are all part of the day-to-day activities.

Job Duties
- Community maintenance
- regular/daily onsite attendance
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- participate in unit inspections as requested
- report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- utilize property resources, equipment, and supplies economically
- perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- participate in on-call emergency at community
- manage excellent customer service and monitor service request turnaround and responsiveness
- project a favorable image of the community to achieve property objectives and public recognition
- ensure consistency in dealing with residents on all matters
- enforce policies of the community that the immediate supervisor delegates
