The Porter position at SYNC at Harmony is a pivotal role within the service team, designed for individuals who are proactive and self-motivated with a strong commitment to maintaining the community's high standards. The position follows a weekday schedule from Monday to Friday, 8 am to 5 pm, with an additional three rotating two-hour weekend shifts per month dedicated to amenity and grounds touch-ups. While prior experience in apartment grounds maintenance is preferred, it is not a mandatory requirement, making this position accessible to motivated candidates seeking to grow in property maintenance and resident services.
This role is comprehensive and hands-on, with responsibilities encompassing a variety of tasks that ensure the community remains in peak condition. The Porter is charged with maintaining cleanliness across the entire property's exterior, including walking the grounds, parking lots or garages, pool areas, amenity spaces, and other common areas. Attention to detail is essential as the role involves waste removal, trash compactor and dumpster management according to the community collection schedule, and preventive maintenance duties such as power washing.
Moreover, the Porter monitors landscaping and irrigation systems, promptly reporting any issues to facilitate timely resolution. The role also extends to assisting with the make-ready process for vacated apartments, helping to prepare them for new residents by ensuring cleanliness and addressing minor repairs. The Porter is expected to utilize company-supplied materials and equipment safely and effectively, following manufacturer instructions to achieve the best outcomes.
In addition to general maintenance, the Porter engages in specific tasks such as cleaning pet parks, managing pet waste stations, maintaining pool facilities—including testing chemical water levels daily—and providing non-technical support to other on-site staff members. - High school graduate or GED
- General janitorial, groundskeeping, or porter experience preferred
- Comfortable working outdoors in varying weather conditions
- Valid driver’s license

Job Duties
- Walking all community grounds, parking lots, garages, pool areas, amenity spaces, and common areas to remove waste items
- Managing and moving trash compactors and dumpsters according to community collection schedule
- Completing power washing and preventive maintenance projects
- Emptying garbage receptacles and pet waste stations throughout the community
- Cleaning pet parks and removing pet waste
- Monitoring and reporting landscaping and irrigation system conditions
- Entering work orders for areas needing attention
- Assisting in make-ready processes as needed
- Cleaning and arranging pool area furniture and trash receptacles
- Testing and maintaining pool chemical levels
- Maintaining cleanliness of club facilities and common areas
- Performing exterior building light checks and assisting with repairs
- Executing supplemental landscape maintenance including mowing, edging, trimming, pruning, weeding, fertilizing, and planting
- Cleaning out vacated apartments for make-ready and re-renting processes
- Removing, relocating, or installing furniture and household items as designated
- Supporting unscheduled maintenance tasks
- Posting notices as directed
- Traveling to suppliers to pick up parts and supplies
