The Porter role at Asset Living is a vital position contributing directly to the maintenance and upkeep of the communities under management. This is a full-time hourly position with a compensation rate of $18 per hour. Reporting to the Maintenance Supervisor and Community Manager, the Porter assists in carrying out various maintenance processes including corrective, preventative, routine, and cosmetic maintenance tasks. The Porter plays a key role in the make-ready process to prepare rental units for new residents while adhering to the property’s operational standards. Responsibilities include cleaning, trash removal, upkeep of grounds, buildings, breezeways, and all interior and exterior community common areas. The Porter also responds promptly to resident and management work orders, ensuring a safe and visually appealing living environment.
This role requires physical endurance to perform duties requiring movement across various terrains and the ability to handle heavy lifting of 100+ pounds regularly. Safety adherence following OSHA guidelines is mandatory, and the Porter actively participates in maintaining a hazard-free community environment. Additionally, the Porter promotes excellent customer service, enhancing resident satisfaction and fostering a positive community image. Flexibility in working hours, including the ability to respond to on-call emergencies during nights, weekends, and holidays, is essential. Job Requirements
- High school diploma or equivalent
- Ability to understand and perform all on-site software functions
- Basic computer skills required
- Knowledge of Fair Housing Laws and OSHA requirements
- Physical ability to move about the property and traverse uneven terrain
- Ability to lift and place objects of 100+ pounds
- Capacity to work overtime, weekends, and night hours for emergency call
- Willingness to adhere to safety standards and operational policies

Job Duties
- Assist in carrying out corrective, preventative, routine, and cosmetic maintenance
- Clean community grounds, buildings, breezeways, and common areas
- Respond promptly to resident and management requests and work orders
- Inspect property daily to identify and rectify hazardous conditions
- Maintain well-organized and stocked maintenance shop adhering to safety standards
- Participate in unit inspections and on-call emergency response
- Enforce community policies and promote excellent customer service
