The Porter role at Asset Living focuses on supporting the maintenance functions of residential properties under the supervision of the Maintenance Supervisor and Community Manager. This position is central to ensuring that the property is well-maintained, visually appealing, and safe for residents. Key responsibilities include performing corrective, preventative, routine, and cosmetic maintenance duties, assisting with the make-ready process, and responding promptly to maintenance requests related to community common areas, buildings, and units. The role requires a hands-on approach to cleaning, trash removal, and general upkeep of grounds and buildings, as well as inspecting the property regularly to identify and mitigate hazards or liability issues. Porters at Asset Living play a critical role in maintaining an organized, fully stocked maintenance shop while following OSHA safety standards and company policies. This role involves assisting with hazard communication programs, enforcing community rules, providing excellent customer service, and potentially participating in on-call emergencies. Physical demands are significant, requiring the ability to perform tasks that may involve lifting heavy objects, operating machinery, traversing uneven terrain, and working in various weather conditions. The position requires consistent attendance, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements. Job Requirements

  • High school diploma or equivalent
  • Basic computer skills
  • Knowledge of Fair Housing Laws and OSHA requirements

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance is required
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior (when applicable) community common areas
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
