The role of Porter at Asset Living encompasses integral responsibilities within the maintenance division, directly impacting the quality and appearance of the properties managed. The Porter assists in implementing maintenance processes including corrective, preventative, routine, and cosmetic maintenance. The role is pivotal in the make-ready process, ensuring community spaces and units meet the property’s operational standards before occupancy. Reporting to the Maintenance Supervisor and Community Manager, the Porter plays a key role in daily upkeep, grounds maintenance, trash removal, and addressing resident and management requests promptly. This position requires vigilance for hazard identification and adherence to safety protocols, helping to sustain community standards and prevent future repairs through adherence to preventative maintenance programs.
The Porter is also instrumental in maintaining well-organized and stocked maintenance shops, complying with OSHA safety standards, and promoting safe work practices. Beyond physical upkeep, the role demands excellent customer service skills for handling resident interactions with professionalism and fostering positive community relations. The Porter must consistently uphold Asset Living’s policies, contribute to unit inspections, and support emergency response as needed. Job Requirements
- high school diploma or equivalent
- basic computer skills
- knowledge of Fair Housing Laws
- understanding of OSHA safety requirements
- ability to perform physical tasks including lifting 100+ lbs
- ability to work in outdoor weather conditions
- availability for overtime, weekends, night shifts, and on-call emergencies

Job Duties
- community maintenance
- regular/daily onsite attendance
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- respond to resident/management requests and work orders in a timely manner
- ensure repairs and replacements are completed promptly
- inspect property daily to identify and correct hazardous or liability concerns
- assist in maintaining a preventative maintenance program
- understand and follow company key policies
- maintain a well-organized maintenance shop adhering to safety and OSHA guidelines
- assist in hazard communications and promote safe work practices
- participate in unit inspections
- report violations of community rules
- utilize property resources economically
- perform additional tasks as requested
- participate in on-call emergency responses
- manage excellent customer service and monitor service request turnaround
- project a favorable image of the community
