The Maintenance Technician role at Greystar is a critical position that involves overseeing and executing technical and mechanical tasks to maintain the property's buildings, grounds, amenities, and common areas. This role is essential in ensuring that all community standards for cleanliness, appearance, safety, and overall functionality are consistently met, reflecting Greystar’s commitment to high-quality property management. Maintenance Technicians manage work orders stemming from resident service requests and routine upkeep. They diagnose issues, complete repairs in compliance with company policies, safety standards, and local codes, and actively contribute to the upkeep of vacant apartment homes by preparing them for leasing through thorough inspections and performing necessary repairs. Additionally, they establish and uphold standards for the aesthetic and operational quality of various community elements including building exteriors, interiors of ready units, landscaping, signage, and common areas. The role also includes supervising the quality of work performed by service team members and external contractors, maintaining inventory, conducting preventive maintenance, supporting cost control measures, enforcing safety compliance, and providing excellent customer service. This position is offered at an hourly rate between $28.00 and $30.00, with additional opportunities for bonuses based on individual and company performance. Job Requirements

Job Duties

  • Manages work orders generated from resident requests for service
  • Oversees and completes the make-ready process to prepare vacant apartment homes for leasing
  • Develops standards for cleanliness and overall appearance of community grounds and buildings
  • Periodically inspects work performed by other service team members to assess effectiveness and develop corrective actions
  • Inspects work performed by contractors and vendors to verify quality and compliance
  • Maintains adequate inventory of spare parts and maintenance materials
  • Completes monthly preventative maintenance procedures
  • Supports cost-cutting and expense control programs
  • Conducts regularly scheduled safety meetings and ensures compliance with OSHA and safety laws
  • Demonstrates customer service skills by treating residents and team members with respect and addressing maintenance complaints promptly
