Job Description

The Residential Porter role at JASA is vital in maintaining a clean, safe, and welcoming environment for residents, visitors, and staff. This position offers an opportunity to contribute meaningfully to the community by ensuring that the facility and its grounds are maintained to high standards. The Residential Porter supports daily operations and general upkeep, helping to create a comfortable living space for older adults. This part-time role has a shift schedule of Monday and Friday from 8:00 AM to 4:00 PM, and Saturday from 6:00 AM to 2:00 PM, totaling 21 hours per week.
In this role, you will be responsible for a variety of tasks that encompass building cleaning, interior maintenance, exterior grounds upkeep, safety and emergency response, and general maintenance support. You will perform duties such as cleaning common areas including hallways, stairwells, and laundry rooms; sweeping, mopping, and waxing floors; removing rubbish and managing trash disposal; and preparing vacant apartments by clearing debris. Additionally, your responsibilities will extend to maintaining the exterior landscape by sweeping sidewalks, trimming shrubs, and assisting with seasonal maintenance such as snow removal.
The Residential Porter also plays a critical role in safety by identifying and correcting hazardous conditions, participating in emergency preparedness, responding to alarms, and reporting maintenance concerns. You will assist with minor repairs and work closely with maintenance supervisors on tasks like painting and carpentry, supporting the overall upkeep of the building and helping prepare for inspections such as REAC HUD reviews.
This position requires a hands-on individual who is physically capable of performing labor-intensive tasks, comfortable operating maintenance equipment, and able to work collaboratively within a supportive team. Job Requirements
- High school diploma or G.E.D. preferred
- Ability to read, write, speak, and follow directions in English
- Ability to lift, move, and carry heavy objects, furniture, equipment, and supplies
- Ability to operate maintenance equipment, powered machinery, snow blowers, landscaping equipment, and floor maintenance machines
- Ability to climb stairs and ladders, bend, and perform physical labor throughout the shift
- Basic computer skills, including accessing company email
- Availability to work overtime, evenings, and/or weekends as needed

Job Duties
- Clean hallways, stairwells, apartment doors, lobby areas, windows, elevator cabs, trash closets, bathrooms, laundry rooms, and other common spaces
- Sweep, mop, vacuum, scrub, and wax floors as needed
- Remove rubbish and conduct regular garbage runs throughout the property
- Assist with DSNY pickups and maintain designated trash disposal areas
- Clean and prepare vacant apartments by removing debris and unwanted items
- Maintain cleanliness in offices and workspaces, including dusting furniture and emptying waste receptacles
- Move appliances such as refrigerators, stoves, and air conditioning units as needed
- Set up and break down rooms for meetings and events
- Sweep sidewalks, courtyards, and parking areas
- Trim shrubs and remove weeds and debris from landscaped areas
- Maintain building exteriors and ensure common areas remain free from graffiti and other unsightly conditions
- Assist with seasonal and weather-related maintenance, including snow removal, salting, shoveling, and securing outdoor areas
- Participate in emergency preparedness and response activities as directed
- Respond to alarms and emergency situations under supervisor direction, including documenting incidents and notifying emergency services when necessary
- Identify and correct hazardous conditions such as wet floors, blocked exits, poor lighting, and trip hazards
- Assist with preparing for inclement weather and reporting maintenance concerns promptly
- Perform minor repairs such as changing light bulbs and clearing blocked sinks
- Assist the Superintendent with painting, light carpentry, plumbing, electrical work, and other maintenance tasks
- Support preparation for annual inspections, REAC HUD inspections, and other facility reviews
- Provide excellent customer service by responding respectfully and professionally to residents, visitors, and staff
- Perform additional related duties and assignments as requested
