The Porter role at Asset Living is integral to maintaining the high standards of their communities. This position involves supporting the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance tasks. Porters play a key role in preparing units to meet operational objectives under the supervision of the Maintenance Supervisor and Community Manager. This is a hands-on role requiring regular onsite attendance to ensure the cleanliness, safety, and aesthetic appeal of residential areas. Duties include cleaning, trash removal, repair work, and general upkeep of grounds, buildings, breezeways, and other communal areas. Porters respond promptly to resident and management requests and are vital in maintaining a preventive maintenance program to minimize future repair costs. This role requires adherence to key company policies and safety standards, including OSHA guidelines, and actively promotes a safe working environment. Additionally, Porters assist in unit inspections, report violations, and contribute to positive resident relations by delivering excellent customer service. This full-time position offers a competitive hourly wage of $20.00 and is supported by a comprehensive total rewards package including medical benefits, 401K with matching, and paid time off. Job Requirements
- High School Diploma or equivalent
- basic computer skills
- knowledge of Fair Housing Laws
- knowledge of OSHA requirements
- ability to perform physically demanding tasks including lifting over 100 pounds
- ability to work overtime weekends and night hours
- ability to operate motor vehicles or golf carts
- ability to work in various environmental conditions including outdoor weather and confined spaces
Job Qualifications
- High School Diploma or equivalent
- ability to understand and perform all on-site software functions basic computer skills required
- must have basic knowledge of Fair Housing Laws and OSHA requirements
Job Duties
- Community maintenance
- regular daily onsite attendance
- responsible for cleaning trash removal and general maintenance of grounds buildings breezeways and all interior and exterior community common areas
- respond to resident and management requests and work orders for community common areas buildings and units in a timely manner
- ensure all repairs and replacements necessary for grounds buildings breezeways and community common areas are completed in a timely manner
- inspect grounds buildings and other community features daily to identify minimize and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
