As a Porter at Asset Living, you will play a crucial role in maintaining the upkeep and appeal of the properties managed by the company. This full-time position offers an hourly salary ranging from $17 to $20, reflecting the skill set and experience that each candidate brings. The Porter works under the supervision of the Maintenance Supervisor and the Community Manager and is responsible for executing various maintenance tasks that range from routine cleaning and trash removal to preventative maintenance and cosmetic repairs. This role is foundational in ensuring that the community spaces, both interior and exterior, are clean, safe, orderly, and inviting for residents and visitors alike.

The Porter's duties encompass handling corrective and routine maintenance procedures to preserve the community’s functionality and aesthetics. Daily onsite attendance is a requirement as this role entails a hands-on approach to inspecting grounds, buildings, breezeways, and other community common areas to identify potential hazards or areas needing repair. The Porter supports the make-ready process for vacant units, responding promptly to resident requests and maintenance work orders to maintain high standards of property condition and resident satisfaction.

Asset Living values safety and adherence to regulations, so the Porter must be knowledgeable of Fair Housing Laws, OSHA requirements, and comply with Asset Living’s key policies and safety guidelines. This position also involves maintaining an organized and stocked maintenance shop and promoting safe work practices in coordination with the maintenance team. The physical demands of the job include the ability to lift heavy objects, perform repetitive motions, work in various weather conditions, and handle emergency situations when on call. Job Requirements

Job Duties

  • Community maintenance
  • regular/daily onsite attendance
  • responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • respond to resident/management requests and work orders in a timely manner
  • ensure all repairs and replacements for grounds, buildings, breezeways, and community common areas are completed timely
  • inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
  • assist in maintaining a preventative maintenance program
  • understand and follow Asset Living key policies
  • maintain a well-organized and stocked maintenance shop adhering to safety standards
  • assist Maintenance Supervisor in hazard communications and promote safe work practices
  • participate in unit inspections as requested
  • report violations of community rules to supervisors
  • utilize property resources economically
  • perform additional tasks as requested
  • participate in on-call emergency duties
  • manage excellent customer service and monitor service request responsiveness
  • project a favorable community image
  • enforce community policies delegated by supervisor
