The Part-Time Porter position at Avenue5 Residential is an integral role responsible for the upkeep and presentation of property grounds and communal areas. This position plays a crucial part in maximizing the marketing appeal of the property while maintaining the highest standards of cleanliness and curb appeal. As a Part-Time Porter, you will be tasked with ensuring that the outdoor and interior environments, including building exteriors, amenities, leasing offices, tour paths, and parking lots, are meticulously maintained. This role requires someone with a keen eye for detail who is passionate about creating inviting and pristine living spaces for current and prospective residents.

In this role, you will perform daily duties such as removing trash and debris, assisting in preparing market-ready units, and pressure washing exterior surfaces. The position also involves supporting emergency responses related to inclement weather, including snow removal, as well as cleaning available apartments, model homes, and common areas. Interactions with residents demand professionalism and courteous behavior at all times, reinforcing Avenue5 Residential's dedication to customer satisfaction. Job Requirements

High school diploma or equivalent
Ability to read, write and understand English
Ability to use general office equipment
Excellent customer service and interpersonal skills
Strong organizational and time-management skills
Ability to cope with and defuse situations involving angry or difficult people
Ability to maintain confidentiality
Must maintain professional appearance and comply with prescribed uniform policy
Must maintain a valid driver’s license, clean driving record and current auto insurance
Must comply with all safety requirements
Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment
Ability to shovel snow, apply ice melt and operate a commercial snow blower
Passionate for meticulous curb appeal

Job Duties

Remove trash and other debris from office areas and property perimeter on a daily basis
Assist in the preparation of market ready units
Pressure wash exterior buildings, sidewalks, etc
Assist with property emergencies such as snow removal and/or other inclement weather emergencies, fires, and floods
Clean available apartments and/or model homes and common areas of the community, as directed
Address property maintenance concerns related to inclement weather conditions
Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents always
Preserve and respect applicant and resident confidentiality
Foster a positive, active and collaborative relationship with residents, other properties and associated agencies
Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties
Other duties as assigned
