The role of Porter at Asset Living is essential for maintaining the quality and safety standards of the properties under management. Responsibilities include assisting with preventive, corrective, routine, and cosmetic maintenance throughout the property with oversight from the Maintenance Supervisor and Community Manager. The Porter plays a critical role in the make-ready process, ensuring properties meet operational objectives and maintain market appeal. This position requires regular onsite attendance and a proactive approach to groundskeeping and facility cleanliness, all aimed at enhancing resident satisfaction and property value. The successful candidate will support preventative maintenance programs that extend the life of the community assets while minimizing future repair needs. Moreover, the Porter will be instrumental in maintaining safety standards in adherence to OSHA guidelines and enforcing community policies to ensure consistent enforcement of rules and regulations.

This full-time position offers compensation at a rate of $15 per hour. Employees will benefit from a comprehensive total rewards package including medical, dental, vision, life, accidental, and disability insurance, 401(k) employer matching, and commission and performance bonuses where applicable. Paid sick days and company holidays are also part of the benefits provided. The role demands flexibility to respond to on-call emergencies, including the possibility of overtime, weekend, and night shifts. Job Requirements

  • Ability to work in various physical conditions including outdoor elements
  • Capable of lifting and moving objects over 100 pounds

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all community common areas
  • Respond to resident/management requests and work orders in a timely manner
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed timely
  • Inspect grounds, buildings, and community features daily to identify and correct hazards
  • Assist in maintaining a preventative maintenance program
  • Understand and follow Asset Living key policies
  • Maintain a well-organized and stocked maintenance shop adhering to safety and OSHA standards
  • Assist Maintenance Supervisor with hazard communication, teach and promote safe work practices
  • Participate in unit inspections
  • Report violations of community rules to supervisors
  • Utilize property resources and equipment economically
  • Perform additional tasks as requested
  • Participate in on-call emergency response
  • Manage excellent customer service
  • Monitor service request turnaround and responsiveness
  • Project a favorable community image
  • Ensure consistency in resident interactions
  • Enforce community policies as delegated
