The Porter role at Asset Living is critical to maintaining the aesthetic and operational standards of the company’s multifamily and other residential communities. The position focuses on executing a range of maintenance duties, such as corrective, preventative, routine, and cosmetic tasks, under the supervision of the Maintenance Supervisor and Community Manager. This role ensures that properties are clean, safe, and well-maintained, contributing significantly to resident satisfaction and community appeal. The ideal Porter will be responsible for cleaning duties, trash removal, general upkeep of grounds, buildings, breezeways, and common areas both inside and outside. With daily onsite attendance, the Porter responds promptly to resident and management requests, ensuring repairs and replacements are handled efficiently and hazards are minimized. They will assist with unit inspections, follow company safety standards and OSHA guidelines, and maintain an organized, well-stocked maintenance shop. Excellence in customer service is paramount, as the Porter frequently interacts with residents, projecting a positive image of the community and reinforcing company policies consistently and fairly. The role requires a hands-on approach with physical labor, occasional on-call responsibilities, and commitment to safety and regulatory compliance. Job Duties
- community maintenance
- regular daily onsite attendance is required
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- responsible for understanding and following Asset key policy
- maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- participate in unit inspections as requested
- report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- utilize property resources, equipment, and supplies economically
- perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- participate in on-call emergency at community
- manage excellent customer service and monitor service request turnaround and responsiveness
- project a favorable image of the community to achieve property objectives and public recognition
- ensure consistency in dealing with residents on all matters
- enforce policies of the community that the immediate supervisor delegates
