The role of Porter at Asset Living is integral to maintaining the quality and appeal of residential communities under management. The Porter is responsible for supporting the maintenance operations through corrective, preventative, routine, and cosmetic maintenance tasks. Reporting to the Maintenance Supervisor and Community Manager, the Porter plays a critical part in carrying out the make-ready process, ensuring that all community areas, including grounds, buildings, breezeways, and common spaces, are clean, safe, and well-maintained. This role requires regular onsite attendance and active response to resident and management requests, providing timely repairs and upkeep to enhance resident satisfaction and community aesthetics.
In this position, the Porter is expected to manage waste removal, inspect for hazards, uphold safety and OSHA standards, and assist in maintaining preventative maintenance programs that extend the life of community assets. The role supports compliance with community policies and enhances customer service by providing a positive community image and ensuring consistency in dealings with residents. The role also involves participation in unit inspections, on-call emergency responses, and the use of property resources and equipment efficiently.

Job Requirements
- High school diploma or equivalent
- Ability to understand and perform all on-site software functions
- Basic computer skills required
- Must have basic knowledge of Fair Housing Laws
- Must have basic knowledge of OSHA requirements
- Ability to perform physically demanding tasks
- Ability to work in diverse weather conditions
- Ability to work overtime, weekends, and on-call emergencies
- Capable of lifting and moving weights over 100 pounds
- Ability to navigate flat and uneven terrain
Job Qualifications
- High school diploma or equivalent
- Basic computer skills including on-site software functions
- Basic knowledge of Fair Housing Laws
- Basic understanding of OSHA requirements
- Experience in maintenance or property management preferred but not required
- Strong communication and customer service skills
Job Duties
- Community maintenance
- Regular daily onsite attendance
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all community common areas
- Respond to resident and management requests and work orders in a timely manner
- Ensure timely repairs and replacements for community areas
- Inspect grounds, buildings, and community features daily for hazardous conditions
- Assist in maintaining a preventative maintenance program
- Understand and follow Asset Living key policies
- Maintain a well-organized and stocked maintenance shop
- Assist in maintaining hazard communication and safety programs
- Participate in unit inspections
- Report violations of community rules
- Use property resources, equipment, and supplies economically
- Perform additional tasks as required by supervisors
- Participate in on-call emergencies
- Manage excellent customer service
- Project a favorable image of the community
- Ensure consistency in resident interactions
- Enforce community policies delegated by supervisors
