The role offered is a skilled multi-faceted Maintenance Technician specializing in painting, minor repairs, and general upkeep of apartment units and common areas. The Maintenance Technician will be responsible for preparing vacant apartment units for new residents by performing painting, caulking, grouting, and repairing or replacing floor tiles and drywall. This position acts as a vital contributor in ensuring that each apartment unit is returned to a pristine state to maintain and enhance tenant satisfaction and property value. This technician will also handle common area maintenance painting duties, including interior common spaces like clubhouses, offices, and laundry rooms, as well as exterior features such as pool decks, fences, mailboxes, and curbs.
In addition to painting, this role entails assisting with light maintenance work including hanging sheetrock, patching holes in walls or ceilings, and supporting other maintenance staff in completing work orders efficiently. The Maintenance Technician must be capable of interacting professionally with residents, vendors, and property management staff in both occupied and vacant units. The position demands a person who can accurately assess the supplies needed for the job and communicate clearly with the Property Manager to ensure smooth operations. Responsibilities also include snow removal and ice melting during inclement weather, thereby contributing to the safety and accessibility of the apartment complex for all residents.
Candidates for this position should possess a minimum of six months' experience working in apartment or residential maintenance environments and must demonstrate proficient English communication skills for business purposes. Due to the physical nature of the job, candidates should be physically capable of performing duties that involve standing, walking, climbing stairs and ladders, and lifting objects up to 75 pounds with assistance. The position requires attention to detail in color matching and finishing surfaces to maintain the high aesthetic standards of the community.

Job Requirements
- Six months of experience in apartments and/or residential maintenance
- Must be able to read, speak and understand English for business purposes
- Must be able to read and write instructions, short correspondence, memos, service requests, and to converse with residents, co-workers, and vendors in a professional manner
- Must be able to successfully complete a pre-employment background investigation including criminal record search, employment verification, and drug screen
- Must be able to stand, walk, climb stairs and ladders

Job Duties
- Determining and communicating to the Property Manager any supplies necessary to paint vacant apartment units in preparation for new residents
- Painting all walls, trim, doors, window frames, ceilings, vents, closets, shelving, and cabinets in vacant apartment units between tenants
- Caulking around sinks, bathtubs, and cabinets in both vacant and occupied units as needed
- Repairing or replacing floor tile as needed
- Completing work orders in occupied apartments related to painting, caulking, or grouting
- Painting the interior clubhouse, offices, models, laundry rooms, exterior entranceway, pool gates and decks, exterior fences/meter box housings, gazebo areas, mailbox areas, and curbs on an as-needed basis
- Touch-up painting in occupied units or common areas around property as assigned by Property Manager
- Hanging sheetrock and patching or repairing holes in walls or ceilings
- Assisting Maintenance Technician with work orders and Porter with daily duties, as necessary
- Depositing ice-melt and shoveling snow during inclement weather
- Completing all job-related tasks assigned by Property Manager
