Job Requirements
- High school diploma or equivalent
- minimum of 2-3 years experience in on-site property management or relevant experience
- strong computer literacy including Microsoft Office Suite
- knowledge of tenant/rent management software
- strong skills in basic residential maintenance and repairs
- strong understanding of landlord tenant laws including Fair Housing
- excellent interpersonal and communication skills
- effective organizational and time management abilities
- authorized to work in the United States without employer sponsorship
- must undergo background and drug screening
- must live on-site at the Pacific Pines property in San Diego, CA
- ability to work full-time Monday through Friday
Job Qualifications
- High school diploma or equivalent
- minimum of 2-3 years experience as an on-site property manager or highly relevant property management experience
- strong computer literacy with knowledge of Microsoft Office Suite including Excel, Word and Outlook
- familiarity with tenant/rent management systems
- experience in budget preparation and monthly reports highly desired
- strong knowledge of landlord tenant law and Fair Housing Laws
- strong skills in basic residential maintenance and repairs
- strong knowledge of maintenance operations in apartment communities
- strong interpersonal and communication skills
- effective administrative, organizational and time management skills
- must be authorized to work in the United States without employer sponsorship
Job Duties
- Establish and promote a community environment
- be available to residents and assist their needs
- perform administrative responsibilities
- serve as the primary responsibility for the financial operations of the community by maximizing the income and controlling the expenses
- strong general maintenance, upkeep and handyman capabilities to manage common/day-to-day maintenance work orders
- demonstrate ability to understand financial goals and comply with Fair Housing, state and federal laws
- ensure community is rented to fullest capacity by utilizing marketing strategies
- interpret, enforce, and explain apartment lease and policies proactively
- walk property to address safety, maintenance, pool, landscaping, and cleaning concerns
- ensure community is maintained within budget
- review, report, and document maintenance requests
- oversee all resident move-ins, move-outs, rent increases, and evictions
- monitor resident conduct ensuring compliance with rules and lease
- manage daily operations, investigate and resolve resident concerns
- complete daily and month-end reports including rent collection and delinquency notices
- attend company trainings, provide input and develop action plans
- complete day-to-day maintenance tasks such as repairing faucets, toilets, light fixtures, drywall patching, painting, adjusting doors, smoke detector installation
- coordinate with maintenance team and vendors for complex repairs
