The Maintenance/Property Manager role requires a professional who is capable of handling a wide array of responsibilities that include physical upkeep, administrative tasks, resident relations, and compliance with relevant housing regulations. This position demands a blend of technical skills and interpersonal abilities as the manager will be actively involved in maintenance work, rent collection, administrative compliance, and ensuring the operational efficiency of the property. The Maintenance/Property Manager will oversee the scheduling and completion of maintenance tasks, ensure that safety protocols are followed, and maintain the property's appeal and habitability.
Key parts of the job include managing leases, processing move-ins and move-outs, tracking budgets, overseeing compliance with tax credit and HUD regulations, and coordinating vendor services. Maintenance duties cover inspections, repairs of electrical, plumbing, HVAC, and other systems, and property appearance, including lawn care and common area maintenance. The manager is also expected to maintain positive relationships with residents, vendors, and regulatory agencies, addressing concerns promptly and professionally. This role is essential in ensuring that the property remains a safe, clean, and welcoming community for its residents while maintaining adherence to all legal and company standards.

Job Requirements
- Have the ability to speak, read, write, and understand English
- comply with both written and verbal instructions
- be able to follow the Injury and Illness Prevention Plan and read all safety and warning labels
- have the ability to follow and provide technical instructions
- be capable of lifting up to 50 pounds on a daily basis
- have manual dexterity with both hands and arms
- be able to climb stairs and ladders regularly
- be able to move heavy objects including furniture, appliances, and maintenance equipment
- possess strong organizational, communication, customer service, and administrative skills
- have knowledge of property management software, compliance requirements, and fair housing regulations
- be bilingual in English and Spanish when required

Job Duties
- Oversee the daily operations of the property
- collect rents and other charges in accordance with company policies
- prepare and serve notices as required
- manage resident accounts and maintain accurate records
- process move-ins, move-outs, lease renewals, and resident transfers
- maintain all resident files and ensure compliance with federal, state, local, and agency regulations
- complete annual and interim recertifications when applicable
