Now hiring a Multi-Site Service Manager to lead maintenance operations for two vibrant apartment communities in Toledo, Ohio: Meldon Place with 127 units and TimberCreek with 77 units. This leadership role focuses on overseeing daily maintenance functions, ensuring high-quality service delivery, and maintaining excellent standards across properties. The Multi-Site Service Manager will develop and mentor maintenance technicians, implement preventive maintenance programs, and handle complex maintenance issues involving HVAC, plumbing, electrical, and general building repairs. Managing inventory, maintenance budgets, and vendor relationships is also a crucial component of the role.
This position offers competitive compensation ranging from $24.00 to $28.00 per hour, with additional financial incentives such as up to 50% rent discounts, property staff renewal commissions, quarterly bonuses, on-call appreciation pay, and comprehensive benefits including medical, dental, vision, and retirement plans with company matches. The role requires availability for paid rotating on-call schedules and emergency response readiness. Job Requirements
- Active and valid driver’s license with reliable transportation
- Prior multifamily maintenance leadership experience strongly preferred
- Ability to respond to on-call emergencies and flexible schedule
- Strong mechanical knowledge across multiple maintenance disciplines
- Effective team leadership and mentoring skills
- Experience managing budgets inventory and vendor relationships
- Availability Monday through Friday with rotating on-call participation
- Commitment to safety compliance and resident satisfaction
Job Qualifications
- One-year technical certificate or equivalent combination of education and experience
- Five plus years of maintenance experience preferably in multifamily leadership
- Strong knowledge of HVAC plumbing electrical appliance repair and general maintenance
- Proven leadership skills managing teams and competing priorities
- Excellent communication organizational and problem-solving abilities
- Comfortable using technology including smartphones maintenance software and email
- Commitment to delivering exceptional resident service with high safety and quality standards
- HVAC EPA or CFC certification preferred
Job Duties
- Lead all daily maintenance operations across apartment communities ensuring quality efficiency and compliance
- Establish and manage a 24-hour on-call schedule responding to emergency maintenance
- Develop implement and oversee preventive maintenance programs for building systems equipment and assets
- Supervise mentor and develop Maintenance Technicians expanding their skills
- Troubleshoot and assist with complex repairs including HVAC plumbing electrical appliances carpentry and general building maintenance
- Create and manage work order schedules apartment turns and preventive maintenance plans
- Partner with office teams to provide outstanding resident service and timely follow-up
- Manage inventory supplies and maintenance budgets ensuring operational efficiency
- Coordinate vendors and contractors ensuring quality workmanship and cost-effective services
- Conduct regular inspections of buildings common areas grounds and vacant units
- Foster a culture built on accountability respect continuous improvement and resident satisfaction
