The Porter position at Asset Living is a vital role within the residential property management team, offering a hands-on opportunity to directly impact the quality, safety, and appeal of the communities managed. Reporting to the Maintenance Supervisor and Community Manager, the Porter is responsible for supporting the maintenance team in executing a variety of key tasks. These include corrective, preventive, routine, and cosmetic maintenance activities aimed at ensuring that all property upkeep aligns with operational standards and enhances resident satisfaction.
Porters at Asset Living play a crucial role in maintaining the cleanliness and functionality of both outdoor and indoor common areas. This includes regular trash removal, property ground maintenance, and prompt response to resident requests and maintenance work orders. The position also involves vigilant inspection of community features to identify potential hazards, oversee safety compliance with OSHA guidelines, and actively participate in preventive maintenance programs that extend the longevity of the property assets.
Beyond physical maintenance duties, the role demands a commitment to excellent customer service, upholding community policies consistently, and contributing positively to the overall living experience of residents. This is a full-time position with a salary range of 16 to 19 dollars per hour, complemented by a comprehensive total rewards package. Job Duties
- Community maintenance
- Regular/daily onsite attendance
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergency at community
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
