Job Description

Morgan Properties is a leading national real estate investment and management company, established in 1985 by Mitchell Morgan. Headquartered in Conshohocken, Pennsylvania, it operates as one of the largest multifamily property owners in the United States, managing more than 400 apartment communities with over 110,000 units spread across 22 states. The company stands as a top-three multifamily owner nationwide and is the largest in Pennsylvania, Maryland, and New York. With a workforce of over 2,600 employees, Morgan Properties is known for its strong operational expertise, decisive business approach, and robust capital relationships that contribute to its continued growth and success. The leadership transition to the next generation, represented by Jonathan and Jason Morgan, signals ongoing growth and innovation within the organization.

The Make Ready Technician position at Park West 205 offers a unique opportunity for maintenance professionals seeking to advance their careers with an established and reputable company like Morgan Properties. This role focuses on preparing vacant apartments to achieve market-ready status through a range of maintenance tasks. The work involves performing standard apartment turns and unit preparations, basic appliance repairs, drywall repairs with touch-up painting, basic electrical repairs including fixture replacements, caulking, and other minor apartment touch-ups. Additionally, the technician handles trash-out and debris removal, tests locks and key sets, assists with property inspections and apartment walks, and maintains grounds and common areas such as sidewalks and breezeways. The role also includes assisting other maintenance technicians, porters, and housekeeping staff as needed.

Unlike roles emphasizing extensive renovation, this position primarily involves routine turns and general maintenance requirements at a newer property, making it ideal for candidates who enjoy consistent, hands-on work that keeps apartments in excellent condition. The job requires reliability and a commitment to upholding the high standards residents expect from Morgan Properties. Compensation includes a base pay ranging from $18.00 to $19.00 per hour, up to 20% rent discount, property staff shared renewal commissions, quarterly bonuses, and on-call appreciation pay. Comprehensive benefits include medical, dental, and vision coverage, a 401(k) retirement plan with company match, and generous paid time off including holidays and sick leave. The role follows a Monday through Friday schedule from 7:30 AM to 4:00 PM, with eventual participation in rotating on-call responsibilities to address emergency needs. Candidates must be prepared for flexibility based on business requirements.

Morgan Properties seeks dependable, team-oriented individuals who take pride in maintaining quality apartment homes and delivering excellent resident service. While traditional maintenance experience is preferred, the company values a strong work ethic, reliability, and a willingness to learn. Candidates should have at least one year of related maintenance experience or equivalent education and experience. HVAC, EPA, and CFC certifications are preferred but not required. A valid driver’s license and personal vehicle are essential, as is the ability to commute within 30 minutes of the property. This role offers both career advancement and competitive compensation in a supportive, growth-oriented environment, making it a great fit for motivated maintenance technicians ready to contribute to Morgan Properties' success.
