This particular role focuses on maintaining and restoring vacant apartment units to meet high-quality standards set by Greystar for re-leasing. The position ensures that all technical and mechanical repairs and improvements are completed promptly and efficiently, guaranteeing units are market-ready and visually appealing to prospective residents. Responsibilities include conducting thorough inspections, completing necessary repairs, touch-up painting, sealing, and maintenance that align with the company’s rigorous make-ready checklist. The role also demands supporting community upkeep by helping maintain grounds, common areas, and amenities with tasks such as cleaning, pressure washing, and painting. Job Requirements
- High school diploma or equivalent
- Prior apartment maintenance experience preferred
- Ability to perform physical tasks such as lifting, bending, climbing, and working outdoors
- Capability to follow detailed instructions and maintain accurate records
- Willingness to work flexible schedules including nights and weekends
- Ability to adhere to safety policies and participate in required trainings
- Legal authorization to work in the United States
Job Qualifications
- High school diploma or equivalent
- Prior experience in apartment maintenance or related field preferred
- Ability to perform physical labor including lifting up to 50 pounds with assistance
- Knowledge of basic repair and maintenance techniques including painting, caulking, plumbing, and drywall repair
- Strong customer service and communication skills
- Ability to work flexible hours including weekends, evenings, and holidays
- Valid driver’s license preferred
Job Duties
- Completes all needed repairs and improvements to apartment homes prior to resident move-in by following the community's make-ready checklist
- Ensures apartment homes have been properly caulked and sealed as needed around windows, sink areas, toilets, bathtubs, and showers
- Inspects all sheetrock for damage, and repairs and/or replaces as needed
- Performs touch-up paints for vacant and occupied units as directed by Service Supervisor or Community Manager
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment
- Completes make-ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager
- Complies with Greystar's safety and risk-management policies by attending and participating in the community's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
- Demonstrates customer service skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency
