The Make Ready Project Manager at Morgan Properties plays a crucial role in maintaining the high standards and efficiency that the company is known for. This position focuses on managing the apartment turn process, ensuring that vacant apartment homes are prepared promptly and meet the company’s quality benchmarks before new resident move-in dates. The Make Ready Project Manager oversees the full scope of activities related to apartment readiness, including scheduling, coordination with vendors and contractors, quality inspections, and reporting. This role demands exceptional organizational skills and the ability to manage multiple projects simultaneously in a fast-paced environment. The manager acts as a vital liaison between on-site teams, vendors, and regional leadership to ensure transparency, timely updates, and resolution of challenges that arise during the turn process. Job Requirements

High school diploma or equivalent
Experience coordinating or managing vendor and service teams
Familiarity with property management or multifamily housing operations preferred
Strong communication and organizational skills
Ability to work in a fast-paced environment and handle multiple priorities
Attention to detail and commitment to quality
Valid driver's license and reliable transportation

Job Qualifications

Experience working with vendors, service teams, or project coordination
Experience in property management or multifamily operations preferred
Familiarity with make-ready/turn processes, sequencing, and quality standards preferred
Strong organizational and project management skills
Excellent communication and interpersonal abilities
Detail-oriented with a focus on quality and consistency
Ability to manage multiple projects and priorities effectively

Job Duties

Oversee the full make-ready process for vacant apartment homes across assigned properties
Conduct pre-move-out and post-completion inspections to ensure quality and readiness
Create and manage production schedules to meet aggressive turn timelines
Coordinate vendors, contractors, and on-site teams to execute make-ready work
Identify and outline additional work needed to bring units to standard
Track and update unit availability to support leasing efforts
Partner with on-site and regional leadership to communicate status, priorities, and challenges
Maintain accurate records, reporting, and compliance with company policies
