Job Description

The Argyle is a premier residential community that prides itself on delivering exceptional living experiences to its residents. As part of a well-managed property, The Argyle emphasizes a commitment to quality and customer satisfaction, creating a welcoming and comfortable environment for families, professionals, and individuals. This residential community focuses on maintaining high standards through meticulous care of its facilities and attentive service to its residents. The Argyle operates with a dedicated team of professionals who collaborate to ensure every aspect of the property supports a vibrant and thriving community. It offers competitive pay, comprehensive benefits, and a supportive work environment to its employees, promoting both professional growth and personal well-being.

The role of Make Ready at The Argyle is an essential position within the maintenance team, responsible for preparing apartments for new residents by ensuring that units are move-in ready. This role requires a keen eye for detail, a proactive approach to maintenance, and a strong commitment to supporting residents and the maintenance staff. The Make Ready technician inspects apartments thoroughly, checking appliances, fixtures, and safety devices to confirm that all systems are functioning properly. In addition to preparing vacant units, this role supports major maintenance projects, repairs, and emergency situations alongside the maintenance team.

Working as a Make Ready at The Argyle involves coordinating with the grounds team to manage trash removal from apartments, inspecting unit construction quality, and identifying any defects or damages such as chipped paint or flooring issues. The position also requires identifying necessary parts and supplies to ensure timely completion of unit turns. Other routine maintenance duties include replacing exterior light bulbs, maintaining irrigation systems, and conducting property walks to identify potential liabilities. The Make Ready technician is also responsible for completing service requests, such as testing safety equipment, performing water and sewer extractions, replacing blinds and air conditioning filters, and changing locks on front doors and mailboxes before handing the unit over to the leasing team.

This position demands physical stamina, as technicians are expected to walk continuously during their shifts, frequently move heavy boxes and appliances, and perform physical activities such as climbing, stooping, and bending. Visual acuity is important for accurately inspecting small defects and ensuring the neatness of work. The Make Ready role requires a positive attitude, outstanding customer service skills, and a team-oriented mindset, all vital in supporting the community and fellow staff members.

The Argyle values employees who are passionate about their impact, detail oriented, and enjoy working outdoors. A valid driver's license, auto liability insurance, and reliable transportation are mandatory for this role. The work schedule includes weekdays and Saturdays with the ability to work any day of the week as needed to meet resident and property needs. This commitment to flexibility ensures that the community receives prompt and reliable maintenance services year-round.

The Argyle offers its Make Ready team competitive pay with performance bonuses and a comprehensive benefits package. Benefits include medical, vision, and dental insurance, company-paid life insurance, and a 401(k) plan with immediate vesting. Employees also enjoy paid vacation and holidays, certification reimbursement, an employee referral program, and discounts on apartment rentals. Additional perks include vacation reimbursement, company-sponsored events and team outings, an employee assistance program, quarterly bonuses based on Net Operating Income (NOI), on-call bonuses, and a biannual uniform allowance (excluding boots).

New hires at The Argyle undergo thorough onboarding through the S2 Residential training program and compliance courses. They also benefit from mentorship by peers who have completed the Maintenance Mentor Program, ensuring a supportive transition into their role. Overall, the Make Ready position at The Argyle is ideal for individuals who thrive in a dynamic maintenance environment, seek to make a positive impact on their community, and value growth and teamwork in a friendly and professional setting.
