Currently, Hyder Property Management Professionals is seeking a dependable Maintenance Technician / Porter to join their team and support the daily operations of a residential community consisting of 59 units. This hybrid role encapsulates a broad range of responsibilities including general maintenance, repairs, and porter duties to ensure the property remains safe, functional, clean, and visually appealing at all times.
The Maintenance Technician / Porter will be an integral part of the team, responsible for maintaining building systems such as electrical, plumbing, heating, and HVAC. The role includes surveying buildings and mechanical systems to ensure compliance with health and safety standards, performing repairs, replacing fixtures, and assisting with pest control activities. This position demands hands-on skills in various trades including carpentry, drywall, painting, and minor repairs to keep units and common areas in excellent condition.
In addition to maintenance duties, this position requires a conscientious approach to cleaning and porter responsibilities to uphold the community’s cleanliness standards. Responsibilities include cleaning and maintaining all common areas such as lobbies, hallways, corridors, stairwells, dining areas, restrooms, and offices. The Maintenance Technician / Porter will also be tasked with operating janitorial equipment, managing trash and recycling, and supporting landscaping and grounds upkeep to enhance curb appeal.

Job Requirements
- High school diploma or equivalent
- Proven experience in maintenance, porter, janitorial, or facilities support roles
- Basic knowledge of electrical, plumbing, HVAC, and general maintenance processes
- Ability to work independently with minimal supervision
- Good physical condition
- ability to perform manual labor and lift up to 50 lbs occasionally
- Willingness to work overtime or respond to emergencies
- Ability to speak, read, write, and understand English
- Flexible schedule availability
Job Qualifications
- Proven experience in maintenance, porter, janitorial, or facilities support roles
- Basic knowledge of electrical, plumbing, HVAC, and general maintenance processes
- Working knowledge of tools, equipment, and standard appliances
- Strong problem-solving skills and attention to detail
- Ability to work independently with minimal supervision
- Good physical condition

- High school diploma or equivalent required
- HVAC certification, building maintenance certification, or related training is a plus
- Certified Maintenance and Reliability Professional (CMRP) preferred
- Bilingual (English/Spanish) is a plus
Job Duties
- Survey buildings, units, and mechanical systems to ensure compliance with health and safety standards
- Perform general maintenance and repairs involving electrical, plumbing, heating, and HVAC systems
- Replace light bulbs, outlets, fixtures, locks, windows, and perform minor carpentry, drywall, and painting
- Assist with installation, maintenance, and repair of ventilation, refrigeration, and HVAC systems
- Inspect fire and safety alarm systems and coordinate repairs as needed
- Conduct pest control activities such as spraying insecticide when required
- Complete work orders accurately and in a timely manner
- Prepare apartments for move-ins and move-outs, including repairs and inspections
- Assist with landscaping, grounds upkeep, and curb appeal
- Support budget awareness and cost control efforts
- Use tools, equipment, and standard appliances safely and properly
- Identify issues proactively and apply strong problem-solving skills to resolve them
- Perform general cleaning duties and maintain the highest standards of cleanliness and safety
- Clean and maintain all common areas including lobbies, hallways, corridors, stairwells, dining areas, restrooms, offices, and leasing office
- Vacuum carpets and furnishings
- mop and damp-mop all hard surface and corridor floors daily
- Dust, clean, and polish furniture, fixtures, walls, windows, doors, baseboards, and air vents
- Clean and disinfect kitchens, breakrooms, bathrooms, and high-touch surfaces
- Empty, clean, and sanitize trash and recycling receptacles
- Maintain dumpster areas and assist with trash management
- Operate and maintain janitorial equipment such as vacuums, buffers, and polishers
- Maintain cleaning carts, tools, and supplies
- report low inventory or equipment issues
- Report maintenance issues promptly (leaks, damaged fixtures, flooring, windows, etc.)
- Assist with special projects, errands, emergency response, and support of nearby properties as needed
- Follow all company policies, OSHA guidelines, and safety procedures
- Maintain professional interaction with residents, staff, vendors, and visitors
- Perform additional duties as assigned by management
