The Maintenance Technician/Porter role at CommonPlace is a vital position within their team that directly contributes to the upkeep and smooth operation of residential properties. This role is responsible for ensuring that apartment homes and community areas maintain a high standard of quality, safety, and comfort for residents. The successful candidate will have hands-on involvement in a wide range of maintenance activities including preparing apartment homes for new residents, responding promptly and professionally to service requests, performing routine and preventative maintenance, and assisting with snow and ice removal when necessary.
This position requires a strong commitment to quality workmanship, attention to detail, and a resident-focused attitude. The Maintenance Technician/Porter will work closely with both the property management and maintenance teams, fostering collaboration to keep the community running effectively. Responsibilities also extend to overseeing vendor work to ensure it meets company standards, managing inventory and supplies, and adhering strictly to OSHA regulations and safety policies. There is an emphasis on training and mentorship within the role, with opportunities to assist in bidding processes and support the development of maintenance team members.

Job Requirements
- Apartment maintenance or handyman experience required
- Knowledge of HVAC (certification a plus), plumbing, and electrical preferred
- Self-motivated with strong attention to detail
- Comfortable using power tools and hand tools safely
- Positive, professional, and resident-focused attitude
- Supervisory or training experience preferred
- Must be able to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Must be able to regularly push, pull, lift, carry, or maneuver weights of up to 50lbs independently
- Willingness to be on-call and work some weekends
- Ability to travel between nearby properties and complete supply pickups
- Valid driver’s license and auto-insurance
Job Qualifications

Job Duties
- Prepare apartment homes for new residents with high-quality make-readies
- Respond to service requests promptly and professionally
- Partner closely with property and maintenance teams to keep the community running smoothly
- Maintain the appearance and function of apartments, amenities, grounds, and buildings
- Oversee vendor work to ensure quality and timeliness
- Keep supplies organized, order parts as needed, and track inventory
- Stay compliant with OSHA standards and follow company safety policies
- Perform routine and preventative maintenance
- Assist with the bid process and training of maintenance team members
- Handle lock changes, snow/ice removal, and other on-site needs
- Be available for on-call rotation and respond to after-hours emergencies
- Report unusual or urgent issues to the Property Manager
- Other duties as assigned
