The position of Service Technician at Greystar involves performing technical and mechanical tasks to assure the optimal physical conditions of buildings, grounds, amenities, and common areas. This role is especially vital in upholding the company’s standards regarding cleanliness, appearance, safety, and overall property functionality. The Service Technician is responsible for responding to resident service requests, executing preventative maintenance, and ensuring apartments are ready for new residents through the make-ready process. They also manage inventory control, maintain common areas, and contribute to cost-saving initiatives by efficiently repairing items rather than replacing them. This position requires flexibility, as technicians may work indoors and outdoors under various weather conditions and might be required to respond to calls during evenings, weekends, or holidays.
Key responsibilities include handling assigned work orders, diagnosing issues, completing repairs per safety and code standards, preparing vacant apartments for leasing by inspecting units, coordinating necessary vendor services, and maintaining documentation aligned with company policies. The role demands collaboration in property safety through regular inspections, participation in safety meetings, and compliance with OSHA regulations. Physical demands are significant, requiring technicians to stand, walk, climb ladders, carry objects up to 25 pounds independently or 50 pounds with assistance, and work in confined spaces when needed.
Hourly pay for this position ranges from $23 to $25, influenced by prior experience, skills, business needs, and location. Job Requirements
- High school diploma or equivalent
- prior experience in maintenance or related technical field
- EPA certifications Type 1 and II or Universal for refrigerant recycling for applicable roles
- valid driver’s license as applicable
- ability to perform physical tasks such as standing, walking, climbing ladders, lifting up to 25 pounds independently and 50 pounds with assistance
- flexibility to work varied schedules including being on call
- willingness to work indoors and outdoors in all weather conditions
- compliance with safety and risk management policies
- ability to attend safety training and meetings
Job Qualifications
- High school diploma or equivalent
- experience in building maintenance or mechanical work preferred
- EPA certifications Type 1 and II or Universal for refrigerant recycling for Certified Service Technicians
- valid driver’s license if required to operate property vehicles
- ability to work flexible hours including evenings, weekends, and holidays
- knowledge of safety standards including OSHA regulations
- strong troubleshooting and repair skills
- excellent communication and documentation abilities
Job Duties
- Complete assigned work orders from resident service requests and preventative maintenance
- perform make-ready process including inspections, creating punch lists, scheduling vendors, completing maintenance tasks, and inspecting completed work
- follow procedures to access materials, tools, and supplies while tracking inventory and notifying supervisors about reorder needs
- complete timely and accurate documentation of service requests
- assist in maintaining grounds, common areas, and amenities by cleaning, pressure-washing, and painting as needed
- support cost-cutting and expense control by repairing parts rather than replacing and practicing efficient use of materials and tools
- comply with safety and risk management policies by attending meetings, completing training, and reporting incidents
- inspect work by contractors, vendors, and service providers for quality compliance
- assist in routine property inspections to identify safety and maintenance needs and report concerns
