The Service Technician role at Greystar encompasses a vital function focused on maintaining the physical aspects of the company’s residential properties. This position involves performing technical and mechanical tasks to ensure that buildings, grounds, amenities, and common areas align with Greystar's high standards for cleanliness, appearance, safety, and overall operational functionality. The technician is responsible for completing maintenance work orders derived from resident service requests, as well as scheduled preventative maintenance programs, diagnosing and repairing defects while adhering to all relevant safety regulations and company policies. A key duty includes the "make-ready" process for preparing vacant apartments for new residents, which involves pre-move-out inspections, compiling maintenance checklists, coordinating vendors, and ensuring timely completion and inspection of maintenance tasks.
Additional responsibilities for the Service Technician include managing inventory and supplies efficiently by tracking usage and notifying supervisors of restocking needs, assisting with upkeep of outdoor common areas through cleaning, painting, and pressure washing, and supporting cost-effective maintenance practices by repairing rather than replacing parts when feasible. The role emphasizes safety compliance by requiring participation in routine safety meetings, mandatory training in OSHA standards, and prompt incident reporting. Service Technicians may also inspect work performed by contractors to verify quality and adherence to specifications, contribute to routine property inspections to identify safety hazards or repair needs, and adapt to flexible working schedules, including evening, weekend, and holiday call duties.
Physically, the position demands stamina and mobility to stand, walk, sit, bend, stoop, climb ladders, and navigate confined spaces. It also requires the ability to handle, push, pull, and carry weights up to 25 pounds independently, or up to 50 pounds with assistance, while working in various weather conditions. Occasional travel may be necessary to support operations at other properties or attend training sessions. Candidates must hold valid certifications required by state and local authorities and may need a valid driver’s license to operate golf carts on larger properties. This full-time position offers an hourly wage range of $17.00 to $20.00 and eligibility for bonus programs based on individual and company performance.

Job Requirements
- High school diploma or equivalent
- Relevant work experience in maintenance or repair
- Valid driver’s license if required by property size
- All required certifications as mandated by state and local jurisdictions
- Ability to work flexible schedules including evenings, weekends, and holidays
- Physical ability to perform demanding manual tasks and work in various weather conditions

Job Qualifications

Job Duties
- Completes assigned work orders generated from resident requests for service, diagnoses and repairs defects in accordance with policies and safety standards
- Completes the make-ready process to prepare vacant apartment homes for leasing by performing inspections, creating punch lists, scheduling vendors, and completing maintenance tasks
- Follows procedures for accessing and managing materials, supplies, equipment, and tools, tracks inventory usage, and reports reordering needs
- Completes documentation and paperwork promptly and accurately to ensure service requests are well documented and tracked
- Assists with grounds and common area maintenance including picking up trash, pressure-washing, general cleaning, and painting
- Supports cost-cutting and expense control programs by repairing parts instead of replacing and conserving materials and tools
- Participates in safety meetings, training, reports incidents, inspects contractor work, and assists with routine property inspections
