This job opportunity is for the position of a Service Technician at a mid-rise residential property with 300 units. The property is stabilized and the role involves working Monday through Friday with a rotating on-call schedule. This position focuses on technical and mechanical tasks that maintain the property's physical aspects such as buildings, grounds, amenities, and common areas, ensuring they meet Greystar's rigorous standards for cleanliness, appearance, safety, and functionality. The Service Technician will handle both reactive and preventative maintenance work orders, from responding to resident service requests to performing scheduled maintenance to keep the property in optimal condition.
Key responsibilities include completing make-ready preparations for vacant units, coordinating work with vendors and contractors, managing maintenance inventories, and maintaining documentation for all service activities. The role also supports the upkeep of common outdoor and indoor areas, enhancing resident satisfaction through cleanliness and timely repairs. Employees in this role must adhere strictly to safety and risk management protocols, participate in safety training, and occasionally inspect contractor work to ensure quality compliance.
Physical demands of the role are significant, requiring the ability to stand, walk, bend, stoop, climb ladders, and work both indoors and outdoors in varied weather conditions. The role also involves lifting weights up to 25 pounds independently and sometimes up to 50 pounds with assistance. Flexibility in work hours, including availability for evening, weekend, and holiday call duties, is essential.
Candidates are required to have EPA certifications Type 1 and II or Universal for refrigerant recycling if applicable and must comply with all state and local licensing requirements. A valid driver's license may also be necessary depending on the property's size and vehicle operation requirements.
The hourly pay range for this position is from $21.00 to $23.50, influenced by various factors such as experience, skills, and location. Employees may be eligible for additional bonuses based on individual and company performance. Job Requirements
- High school diploma or equivalent
- EPA Type 1 and II or Universal refrigerant recycling certification (for certified technicians)
- Valid driver's license if required
- Ability to perform physical tasks including lifting and climbing
- Knowledge of building maintenance and repair techniques
- Experience in residential property maintenance preferred
- Adherence to safety and regulatory standards

- Completes assigned work orders generated from resident requests for service, completes preventative maintenance by diagnosing and repairing defects or problems, completes make-ready process for vacant apartments including inspections and coordinating repairs, manages inventory of maintenance supplies and tools, documents service requests accurately and timely, assists in maintaining grounds and common areas through cleaning and repairs, supports cost-cutting by fixing parts and conserving materials, complies with safety and risk management policies, inspects work performed by contractors for quality assurance, conducts property inspections to identify maintenance or safety concerns
