The Service Technician role at Greystar is designed for technical and mechanically skilled individuals who are passionate about maintaining and improving residential rental communities. This role is critical in ensuring that all buildings, grounds, amenities, and common areas on the property meet Greystar's high standards of cleanliness, safety, appearance, and functionality. The position involves diagnosing and repairing issues reported by residents, performing preventative maintenance, and preparing vacant apartments for new tenants through thorough make-ready processes. Service Technicians at Greystar are equipped with the knowledge to access and use materials, tools, and supplies efficiently while maintaining strict adherence to safety protocols and company policies. This role not only supports property functionality but also enhances the resident experience by keeping living spaces in optimal condition.

Service Technicians are also responsible for general upkeep duties such as cleaning, painting, pressure washing, and assisting in the maintenance of common areas and grounds. The position demands physical stamina and the ability to work in various weather conditions while independently handling tasks like lifting and climbing. Candidates must be flexible regarding schedules and preparedness for on-call duties during evenings, weekends, and holidays. Job Requirements

  • High school diploma or equivalent
  • prior experience in maintenance or related technical field
  • EPA certifications Type 1 and II or Universal for refrigerant recycling
  • valid driver’s license as applicable
  • ability to stand, walk, bend, climb ladders, lift up to 25 pounds independently and 50 pounds with assistance
  • willingness to work in varying weather conditions
  • flexible availability for call duties including evenings, weekends, and holidays
  • compliance with all state and local certification requirements

Job Duties

  • Completes assigned work orders from resident service requests and preventative maintenance by diagnosing and repairing issues in compliance with company policies and safety standards
  • prepares vacant apartments for leasing including pre-move-out inspections, creating punch lists, scheduling contractors, obtaining supplies, completing maintenance tasks, and inspecting work
  • manages materials and inventory by tracking usage, returning unused items, and notifying supervisors for reordering
  • documents and processes paperwork accurately and promptly to track service requests
  • maintains grounds, common areas, and amenities by cleaning, pressure-washing, painting, and trash removal
  • practices cost control by repairing instead of replacing parts when possible and using supplies and tools efficiently
  • attends safety meetings, completes required training, reports accidents, inspects contractor work, and assists in property safety inspections
