The Full Time Maintenance Technician role at CAHEC Management is a key position that supports the overall functionality and safety of managed properties. The Maintenance Technician operates independently while maintaining close communication with the Site Manager, ensuring efficient and timely completion of maintenance tasks to uphold property standards. Working full-time with a variable schedule, the Maintenance Technician will perform routine and specialized maintenance work including appliance repair, plumbing, electrical tasks, light carpentry, and drywall/paining repairs. Responsibilities extend to conducting regular site inspections, assisting in capital improvement projects, managing inventory, and overseeing independent contractors to ensure quality service delivery. Job Requirements

  • High school diploma or equivalent
  • Minimum of three years maintenance experience relevant to repairs, replacement, and troubleshooting
  • Ability to work independently without direct supervision
  • Strong communication skills
  • Ability to perform physical tasks such as lifting, standing for long periods, use of ladders
  • Willingness to work varied schedules including after hours and weekends
  • Knowledge of Fair Housing Laws and commitment to ongoing training
  • Reliable transportation for site travel
  • Ability to use company-issued technology including tablets and smartphones

Job Qualifications

  • General maintenance experience including appliance repair, light carpentry, plumbing, electrical knowledge, and drywall/painting
  • Ability to analyze and troubleshoot maintenance issues
  • Comprehensive knowledge of Fair Housing Laws and willingness to complete related training
  • Proven track record of at least three years of relevant maintenance experience
  • Experience in residential housing preferred
  • Eagerness to learn new skills and attend training sessions
  • Physically able to perform all required maintenance duties

Job Duties

  • Perform day-to-day activities without direct supervision
  • Communicate effectively with Site Manager to ensure efficient property operation
  • Promote good public relations with residents, coworkers, company staff, and service providers
  • Assure all service requests are completed timely with health and safety prioritized
  • Diagnose and perform minor and routine maintenance and repairs
  • Document work performed accurately
  • Identify potential issues and communicate findings for proactive maintenance
  • Assist in keeping grounds neat and free of litter
  • Flex work schedule for after hours and weekend emergencies
  • Conduct regular site inspections to ensure regulatory and management compliance
  • Assist Site Manager with capital improvement and maintenance needs
  • Accompany Site Manager during interior unit inspections to check maintenance and safety items
  • Manage company-provided maintenance tablet, iPhone, and site keys
  • Order materials and supplies within budget
  • Maintain shop appearance and inventory standards
  • Assess and prepare vacant units for readiness
  • Monitor independent contractors to ensure work completion
  • Routinely assess physical site aspects such as HVAC, windows, roofs, lighting, and leaks
  • Complete special projects as assigned
