The role being offered is a Service Technician position responsible for maintaining the physical condition and safety of the properties managed by Greystar. This role involves performing technical and mechanical tasks to ensure buildings, grounds, amenities, and common areas meet the company's high standards for cleanliness, appearance, safety, and overall functionality. The Service Technician will complete assigned work orders based on resident requests and preventative maintenance schedules, diagnose and repair defects, and oversee the make-ready process for vacant apartment homes. The position also requires documenting service requests accurately, managing materials and inventory, assisting with grounds maintenance, and supporting cost-saving efforts.

Service Technicians must comply with safety and risk management policies, attend safety meetings, and participate in OSHA or other relevant trainings. They will sometimes inspect work done by contractors and conduct periodic property inspections to identify safety concerns and maintenance needs. The job involves physical demands such as standing, walking, bending, climbing ladders, and working in various weather conditions. Flexibility is required as technicians may be on call during evenings, weekends, and holidays.

Candidates are expected to possess EPA certifications for refrigerant recycling and meet state and local licensing requirements. Valid driver's license status may be necessary depending on property location and responsibilities. The position offers an hourly wage between $22.00 and $24.00 with potential bonus opportunities based on performance. Job Requirements

  • High school diploma or equivalent
  • Prior experience in maintenance or technical work
  • EPA certifications for refrigerant recycling
  • Valid driver's license for property vehicle operation if applicable
  • Ability to work flexible hours including evenings, weekends, and holidays
  • Physical ability to perform tasks such as lifting up to 50 pounds, climbing ladders, and working outdoors in various weather
  • Compliance with safety and risk management policies
  • Completion of OSHA and other required safety training

Job Qualifications

  • Experience in property maintenance or related technical field
  • EPA certifications Type 1 and II or Universal for refrigerant recycling

Job Duties

  • Completes assigned work orders generated from resident requests
  • Diagnoses defects or problems and makes repairs following policies and safety standards
  • Completes make-ready process for vacant apartment homes including inspections, repairs, and scheduling vendors
  • Follows procedures to obtain materials and equipment, tracks inventory usage
  • Completes documentation and paperwork to track service requests accurately
  • Assists with grounds maintenance including cleaning, pressure-washing, and painting
  • Supports cost-cutting efforts by repairing instead of replacing parts and using materials efficiently
  • Complies with safety policies and attends routine safety meetings
  • Periodically inspects work by contractors to ensure quality standards
  • Conducts routine property inspections for maintenance and safety concerns
