Job Description

This position is for a Service Technician role at a garden-style property that is currently in the lease-up phase, featuring 290 residential units. The role involves performing technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s high standards of cleanliness, appearance, safety, and functionality. The technician is responsible for completing work orders from resident service requests and preventative maintenance tasks, diagnosing issues, making repairs, and ensuring safety compliance.

The position operates on a Monday through Friday schedule from 8 AM to 5 PM with a rotating on-call schedule. Duties include preparing vacant units for new tenants through the make-ready process, managing maintenance materials and supplies, supporting expense control initiatives, and helping maintain grounds and common areas. The role requires flexibility to work in various weather conditions and physical demands such as climbing, bending, lifting, and working in confined spaces. The hourly wage ranges between $22.00 and $24.00, with compensation influenced by experience, skills, and location. Additional performance-based bonuses may be available depending on job classification.

Job Requirements

  • High school diploma or equivalent
  • Minimum experience in property maintenance or similar technical role
  • Must have EPA certifications Type 1 and II or Universal for refrigerant recycling
  • Valid driver’s license
  • Ability to work Monday-Friday 8am-5pm plus rotating on-call
  • Physically able to perform tasks including lifting weights up to 50 pounds with assistance
  • Ability to work outdoors in all weather conditions
  • Must comply with safety policies and participate in required training
  • Ability to complete documentation accurately and timely
  • Willing to travel occasionally for training or assisting other properties

Job Qualifications

Job Duties

  • Completes assigned work orders generated from resident requests for service
  • Completes preventative maintenance by diagnosing and repairing defects or problems
  • Performs make-ready process to prepare vacant units including inspections, creating punch lists, scheduling vendors, obtaining materials, and inspecting completed work
  • Manages materials, supplies, tools and equipment inventory and notifies supervisors for reordering
  • Completes documentation and paperwork accurately and timely
  • Maintains grounds, common areas, and amenities by cleaning, pressure-washing, painting, and trash removal
  • Supports cost control by repairing instead of replacing parts and prudent use of supplies and tools
  • Attends safety meetings and training
  • Inspects contractor and vendor work to ensure quality standards
  • Conducts routine property inspections to identify maintenance and safety concerns
