The role of Service Technician at Greystar is a pivotal position that demands a comprehensive skill set in technical and mechanical maintenance to ensure that the physical aspects of residential properties meet Greystar's standards for cleanliness, appearance, safety, and functionality. This position specifically supports stabilized, garden-style properties with unit counts of approximately 396. The work schedule for this role is Tuesday through Saturday with on-call duties required, reflecting the essential nature of maintaining property operability at all times. Service Technicians play a critical role in completing assigned work orders, responding promptly to resident service requests and preventative maintenance needs by diagnosing defects or issues and executing repairs in accordance with company policies, safety standards, and local code regulations.

Responsibilities include managing the make-ready process for vacant apartment homes in preparation for new leases, including inspections, maintenance punch lists, vendor scheduling, and quality inspections of completed work. The role requires adherence to inventory and material management procedures, precise documentation of work performed, and assistance with maintaining grounds, common areas, and amenities through general upkeep activities like trash removal, pressure washing, cleaning, and painting. Cost-effective practices are emphasized, encouraging technicians to repair rather than replace parts and optimize the use of tools and materials. The position also entails safety compliance through participation in routine safety meetings, training, and incident reporting, and occasionally involves inspection of contractor work to ensure quality standards are met. Physical demands include the ability to stand, walk, bend, climb ladders, and work under various weather conditions, reflecting the hands-on, active nature of this role.

Candidates are required to hold EPA certifications for refrigerant recycling and any additional state or local licenses mandated for service technicians. Job Requirements

  • High school diploma or equivalent
  • 1-2 years of experience in maintenance or technical repair work
  • EPA certifications Type 1 and II or Universal for refrigerant recycling
  • State and local required certifications
  • Valid driver’s license if applicable
  • Ability to work Tuesday through Saturday and be on call

Job Qualifications

Job Duties

  • Perform basic maintenance and repairs involving HVAC systems, plumbing, electrical, appliances, and sheetrock/drywall replacement
  • Complete assigned work orders generated from resident requests and preventative maintenance by diagnosing defects and making repairs
  • Prepare vacant apartment homes for leasing by completing inspections, creating maintenance punch lists, coordinating vendors and contractors, obtaining supplies, completing tasks, and inspecting finished work
  • Manage materials and supplies by tracking inventory, returning unused items, and notifying supervisors of reorder needs
  • Maintain grounds, common areas, and amenities by cleaning, trash removal, pressure washing, painting, and general upkeep
  • Support cost-cutting and expense control by repairing rather than replacing parts and using tools and materials efficiently
  • Comply with safety and risk-management policies through training participation, reporting incidents, and performing inspections of contractors' work
  • Assist in routine property inspections to identify safety concerns and communicate maintenance needs to management
