Job Description

The Service Technician role at Greystar is designed to ensure the property's physical assets meet the company's high standards in terms of functionality, appearance, and safety. Located in a garden-style property currently in the lease-up stage with 330 units, the position involves technical and mechanical responsibilities essential for maintaining the property's operational excellence. The Service Technician is expected to work Monday through Friday with a rotating on-call schedule, responding promptly to resident service requests and performing preventative maintenance to uphold the quality and reliability of the property.
As a Service Technician, you will complete work orders addressing resident needs, diagnose problems thoroughly, and execute repairs following established guidelines. A critical component of this role is preparing vacant apartment homes for new tenants by managing the make-ready process, which includes inspections, coordinating maintenance work, and ensuring the unit meets quality standards before leasing. Inventory control is also a key responsibility, involving tracking supplies and materials and coordinating with supervisors for replenishment.
The role extends to grounds maintenance, general cleaning, and supporting cost-efficient operations through mindful use of materials and tools. Safety compliance is paramount, with expectations to participate in regular safety meetings, OSHA training, and promptly report incidents. This position may require oversight of vendor work and routine property inspections to identify and address maintenance or safety concerns.
Candidates must possess EPA certification for refrigerant recycling and adhere to all necessary state and local certifications. The role demands physical stamina to perform tasks such as standing, walking, climbing ladders, and lifting weights up to 50 pounds with assistance, often in various weather conditions. Flexibility in scheduling is required to accommodate on-call responsibilities during evenings, weekends, and holidays.

Job Requirements
- High school diploma or equivalent
- valid EPA certifications Type 1 and II or Universal
- all state and local required certifications
- valid driver’s license if applicable
- ability to stand, walk, bend, stoop, climb ladders, and lift up to 50 pounds with assistance
- ability to work in various weather conditions
- flexible schedule including evenings, weekends, and holidays
- physical ability to perform required duties
- willingness to participate in safety trainings and report incidents promptly
Job Qualifications
- High school diploma or equivalent
- valid EPA certifications Type 1 and II or Universal for refrigerant recycling
- all certifications required by state and local jurisdictions

- prior experience in property maintenance or related technical roles preferred
- strong mechanical and technical skills
- ability to work independently and in a team
