The role of Maintenance Technician at Soma Towers, a property managed by Greystar, is a pivotal position within the team. Maintenance Technicians ensure that the physical condition of buildings, grounds, amenities, and common areas meets Greystar's standards of cleanliness, functionality, safety, and appearance. Job Requirements
- high school diploma or equivalent
- prior experience in maintenance or related field
- knowledge of basic mechanical and technical repair skills
- ability to work flexible hours including evenings, weekends, and holidays
- valid driver’s license if required by property
- ability to lift up to 25 pounds independently and 50 pounds with assistance
- EPA certifications type 1 and 2 or universal for refrigerant recycling (for certified service technicians)
- compliance with all state and local certification requirements
- physical ability to perform duties involving bending, climbing, and working in various weather conditions
Job Qualifications
- knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment
- experience with painting, entry level carpentry, appliance repair, and basic plumbing
- high level of professionalism in manner and dress
- excellent communication skills including ability to read, write, and communicate effectively
- proficiency in MS Office Suite
Job Duties
- complete resident service requests and repairs in a timely manner including appliance repairs
- prepare apartments for new move ins by completing the make-ready process
- maintain cleanliness of exterior buildings and parking areas
- assist with vendor management and other duties
- perform routine maintenance and inspections for equipment
- complete assigned work orders generated from resident requests and preventative maintenance
- follow procedures for accessing and obtaining materials, supplies, and equipment
- complete documentation and other paperwork accurately and timely
- assist in maintaining grounds, common areas, and amenities by picking up trash, pressure-washing, cleaning, and painting as needed
- support cost-cutting and expense control programs by repairing instead of replacing and using materials efficiently
- comply with safety and risk-management policies
- inspect work performed by contractors and vendors as needed
- conduct routine property inspections to identify maintenance and safety concerns
