This role is ideal for a skilled and experienced Maintenance Service Technician who will perform essential technical and mechanical duties to maintain the physical integrity and aesthetics of Greystar's residential properties. The position specifically involves working at a lease-up property with 284 units, requiring weekend availability and on-call service. The technician will be responsible for ensuring that buildings, grounds, amenities, and common areas meet the company’s stringent standards regarding cleanliness, safety, appearance, and overall functionality.

The job demands a hands-on approach to diagnosing and repairing defects, completing preventative maintenance tasks, and preparing apartments for new residents by executing the full make-ready process. This includes inspections, maintenance task completion, coordination with vendors and contractors, and inventory management within the maintenance department. Experience with regulatory compliance, safety protocols, and office documentation is vital. The role requires physical stamina to handle various demands such as lifting, climbing, and working in all weather conditions. Candidates with new construction experience and HVAC universal certification are preferred, along with familiarity with property management software like HappyCo and Yardi Voyager.

Compensation for this position ranges from $24.00 to $26.00 per hour, commensurate with experience and skills. In addition to the base pay, eligibility for bonus programs based on individual and company performance is offered. Job Requirements

  • 3-5 years of maintenance experience
  • new construction experience preferred
  • HVAC universal certification preferred
  • experience with HappyCo and Yardi Voyager software preferred
  • ability to work weekends and be on call
  • capability to stand, walk, bend, and climb ladders for extended periods
  • able to lift 25 pounds independently and 50 pounds with assistance
  • valid driver’s license if required
  • EPA certifications Type 1 and II or Universal for refrigerant recycling
  • comply with state and local certifications

Job Qualifications

  • high school diploma or equivalent
  • 3-5 years of maintenance experience preferably in new construction
  • HVAC universal certification preferred
  • experience with HappyCo and Yardi Voyager software preferred
  • ability to perform physical tasks including lifting up to 50 pounds with assistance
  • familiarity with OSHA and safety compliance
  • valid driver’s license as required by property

Job Duties

  • complete assigned work orders from resident service requests
  • perform preventative maintenance on the property
  • diagnose and repair defects following company policies and safety standards
  • complete make-ready process for vacant apartments including inspections, scheduling vendors, and maintenance tasks
  • manage inventory by tracking supplies, tools, and notifying supervisor for re-ordering
  • maintain grounds, common areas, and amenities by cleaning, painting, and debris removal
  • document work orders and maintenance activities accurately and timely
  • comply with safety and risk management policies and attend safety meetings
  • inspect work performed by contractors and vendors to ensure quality standards
  • assist in routine property inspections to identify safety concerns and repair needs
