The Maintenance Technician role at Milhaus is an essential position responsible for the upkeep and functionality of mechanical, electrical equipment, plumbing fixtures, structural facilities, and grounds within the properties. This role plays a critical part in sustaining satisfactory cash flow, fostering positive resident relations, and enhancing optimal resident retention. Maintenance Technicians work closely with internal stakeholders, including Milhaus employees and management, as well as external vendors, to ensure the upkeep and operational excellence of the property. This position requires prompt response to service work orders, timely refurbishment of vacant units, and routine maintenance tasks such as painting, cleaning, and grounds keeping.
The Maintenance Technician must be proficient in operating a variety of mechanical, electrical, and garden tools while adhering to local, state, and federal regulations and company policies. They are also responsible for performing preventative maintenance inspections and addressing any reported property or work-related incidents promptly and professionally. The role demands reliable communication skills, physical ability to lift up to 50 pounds, and the flexibility to maintain a 24-hour on-call status.

Job Requirements
- Minimum one year demonstrated experience in maintenance and repair of mechanical and electrical systems, plumbing and groundskeeping
- High school diploma or equivalent
- HVAC certification preferred or willingness to obtain upon hire, subject to property manager needs
- Valid driver’s license and reliable private transportation
- English language proficiency both written and verbal
- Knowledge of Equal Housing Opportunity requirements and applicable program regulations
- Ability to operate a two-axle motor vehicle
- Must be able to lift up to 50 pounds
- Must be able to perform duties related to fine detail of mechanical devices
- Ability to operate all necessary tools to perform essential functions of the position
- Demonstrated experience and working knowledge of OSHA and environmental safety standards
- Ability to perform a variety of duties in all types of weather
- Ability to maintain 24-hour on-call status
Job Qualifications
- High school diploma or equivalent
- Minimum one year demonstrated experience in maintenance and repair of mechanical and electrical systems, plumbing and groundskeeping

Job Duties
- Receives service work orders and performs required work within established time frames to ensure completion within 24 hours
- Polices grounds daily and throughout the day as needed
- Refurbishes vacant units within five working days or less
- Completes painting, cleaning, grounds work and similar tasks as needed
- Plants, prunes, weeds, seeds or removes foliage, shrubs, trees, or grasses as requested
- Operates various mechanical or electrical equipment or garden tools
- Assists with completion of preventative maintenance and housekeeping inspections of apartment units
- Reports property losses or liability related incidents to appropriate parties promptly
- Reports work-related injuries to appropriate parties on a timely basis
- Complies with all local, state, and federal regulations as well as company policies and procedures
- Completes other duties as assigned by supervisor
