The role of Service Technician at BH is vital to maintaining the quality and safety of the company’s property portfolio. Reporting directly to the Community Manager, this full-time, onsite position plays a crucial role in overseeing the physical assets of residential communities and ensuring high tenant satisfaction. The Service Technician is responsible for diagnosing, maintaining, and repairing various systems and structural elements including HVAC, electrical, plumbing, carpentry, drywall, and appliances. A key component of the job is assisting with apartment make-readies and preventive maintenance as well as supporting construction and rehabilitation projects. This position demands strong customer service skills, as communicating professionally and courteously with residents and team members is essential.
The Service Technician role is also deeply embedded in maintaining a safe living environment. Technicians are expected to identify potential hazards, address safety concerns, and understand compliance with Occupational Safety and Health Administration (OSHA) standards as well as federal, state, and local codes. The job requires a hands-on approach and the ability to perform manual, task-driven work under direct supervision, including lifting up to 50 pounds, operating tools and equipment, and working in diverse weather conditions. Technicians share on-call responsibilities and may be required to work extended hours or overtime to meet business needs including participation in a rotating on-call schedule. - Intermediate computer skills, including industry specific technology required to perform job functions
- Regularly performs manual, task-oriented work under direct supervision
- High school diploma is a plus
- Required certifications: EPA section 608
- Type II - HVAC
- Required to provide own (industry specific) hand tools

Job Duties
- Uses industry-specific technology to establish priorities with daily assistance from Community Manager and Service Manager
- Completes maintenance requests, replacements, and upkeep within company standards including exterior grounds and common areas of the property, performing HVAC repair and assisting with make-readies as needed
- Assists with the identification and correction of hazardous community conditions and liabilities and reports hazards to Community Manager and Service Manager
- Assist in ensuring that established preventive maintenance programs are followed and documented per BH program guidelines
- Responsible for the maintenance and security of all property-issued tools
- Post notices to vacate and other community communication, if applicable
- Shares on-call responsibilities, including inclement weather conditions, with the maintenance team
- Responds to resident requests per company standards
- Understands and complies with Occupational Safety & Health Administration (OSHA) and all other safety requirements
- Knowledge of federal, state, and local code and internal policies, initiatives and systems regarding maintenance
- Other duties as assigned
