The role of Service Technician at BH is a critical position within the property management team, reporting directly to the Community Manager and lacking any direct reports. This full-time onsite position is centered on maintaining and improving the physical assets of the property portfolio. The Service Technician's responsibilities include performing general maintenance repairs, leading apartment make-ready preparations, and helping with preventive maintenance as well as construction or rehabilitation projects. Strong commitment to excellent service for both internal colleagues and external residents is expected, reflecting BH’s dedication to how work is done as much as what is accomplished.
In this role, the Service Technician uses industry-specific technology to prioritize and respond to service requests efficiently and ensures these requests are completed according to BH’s standards. The technician handles various maintenance tasks including HVAC and appliance repairs and is involved in maintaining the safety and aesthetics of the property’s exterior grounds and common areas. A key aspect of the role includes assisting in identifying potential hazards and collaborating with management for timely resolution. The technician also supports preventive maintenance programs by implementing them as part of BH’s maintenance strategy.
Inventory management of maintenance supplies and tools is an important duty, along with posting community notices and coordinating closely with the office team and Service Manager to schedule weekly apartment turn preparations. The Service Technician plays a vital part in ensuring apartments are fully ready for move-in by completing necessary repairs, replacements, and cleaning. This role occasionally oversees maintenance operations in the absence of the Service Manager and shares responsibilities for on-call duties, including during inclement weather, to support continuous service for residents.
Knowledge of OSHA safety standards, federal, state, and local maintenance codes, internal policies, and initiatives is paramount for the Service Technician. BH emphasizes comprehensive safety compliance and expects the technician to embody this commitment while performing other assigned duties. The physical demands include lifting up to 50 pounds, full upper and lower body motion, frequent manual labor, exposure to various weather conditions, and the ability to operate a motor vehicle onsite as needed.
This position requires a minimum of three years of progressive maintenance and safety experience, intermediate computer skills, and proficiency with industry technology. The candidate must hold or be willing to obtain EPA Core, Type I-Appliances, and Type II-HVAC certifications within a specified timeframe, along with providing their own industry-specific hand tools. Education-wise, a high school diploma is considered a plus but not mandatory. The work schedule is typically Monday through Friday with potential overtime and participation in rotating on-call shifts to meet business needs.

Job Duties
- Uses industry-specific technology to establish priorities and responds to service requests and assists in monitoring the completion of service requests within company standards
- Completes maintenance requests, replacements, and upkeep within company standards including exterior grounds and common areas of the property, performing HVAC repair, appliance repair, and assisting with make readies as needed
- Assists with the identification and correction of hazardous community conditions and liabilities and reports hazards to the Community Manager and Service Manager
- Assist in ensuring that established preventive maintenance programs are implemented, followed and documented per BH program guidelines
- Responsible for the maintenance and security of all property-issued tools
- Post notices to vacate and other community communication, if applicable
- Works with the office team and/or Service Manager to assist with determining weekly apartment make-ready schedules
- Ensures all repairs/replacements/cleaning is completed as necessary for apartments to be move-in ready
- Assists with determining supply and equipment needs
- Oversees maintenance operations and staff in the absence of the Service Manager
- Shares on-call responsibilities, including inclement weather conditions, with the maintenance team
- Responds to resident requests per company standards
- Understands and complies with Occupational Safety & Health Administration (OSHA) and all other safety requirements
- Knowledge of federal, state, and local code and internal policies, initiatives and systems regarding maintenance
- Other duties as assigned
