The Service Technician role at BH is a vital position dedicated to maintaining the physical assets of properties and ensuring resident satisfaction. This full-time, onsite role reports directly to the Community Manager and plays a key role in diagnosing and repairing issues related to HVAC, electrical systems, plumbing, carpentry, drywall, structural components, and appliances. The technician also supports apartment make-ready preparations, preventive maintenance, and property improvement projects. The position requires a hands-on approach and a commitment to quality service delivery to both internal teams and residents. The Service Technician is responsible for utilizing industry-specific technology to prioritize and manage daily tasks, working closely with the Community Manager and Service Manager. Key responsibilities include responding to maintenance requests, performing repairs and replacements in both common areas and individual units, and ensuring safety and hazard identification on the property. The role involves maintaining and securing all company-issued tools and participating in on-call rotations to address urgent resident needs promptly. Familiarity with Occupational Safety and Health Administration (OSHA) standards, as well as local, state, and federal codes, guides the technician’s work to ensure compliance and safety.

This position requires a minimum of two years of general maintenance experience with a focus on safety, along with intermediate computer skills and proficiency using relevant technology. Candidates must hold certifications such as EPA Section 608 and Type II HVAC and possess their own industry-specific hand tools. The physical demands of the role include lifting up to 50 pounds, full upper and lower body mobility, the ability to perform manual labor including climbing and bending, and exposure to various weather conditions. BH provides a supportive work schedule that typically runs Monday through Friday, with some overtime and participation in an on-call schedule as needed.

Job Duties

  • Uses industry-specific technology to establish priorities with daily assistance from Community Manager and Service Manager
  • Completes maintenance requests, replacements, and upkeep within company standards including exterior grounds and common areas of the property, performing HVAC repair and assisting with make readies as needed
  • Assists with the identification and correction of hazardous community conditions and liabilities and reports hazards to Community Manager and Service Manager
  • Assist in ensuring that established preventive maintenance programs are followed and documented per BH program guidelines
  • Responsible for the maintenance and security of all property-issued tools
  • Post notices to vacate and other community communication, if applicable
  • Shares on-call responsibilities, including inclement weather conditions, with the maintenance team
  • Responds to resident requests per company standards
  • Understands and complies with Occupational Safety and Health Administration (OSHA) and all other safety requirements
  • Knowledge of federal, state, and local code and internal policies, initiatives and systems regarding maintenance
  • Other duties as assigned
