The role of Service Technician at BH offers an exciting opportunity within this prominent property management company. Reporting to the Community Manager and with no direct reports, the Service Technician plays a critical role in maintaining the physical assets of BH’s multifamily properties. This full-time onsite position primarily involves performing general maintenance repairs, apartment make-readies, preventive maintenance, and assisting with construction or rehabilitation projects. The Service Technician is responsible for ensuring that maintenance tasks are completed efficiently, safely, and up to the company’s high standards. They must utilize industry-specific technology to manage service requests, prioritize tasks, and document completed work.

In addition to hands-on maintenance, the Service Technician supports inventory management of supplies and tools, ensures adherence to safety protocols like OSHA standards, and communicates effectively with the internal team and residents. The role includes seasonal on-call duties and requires flexibility for occasional overtime and extended hours, reflecting BH’s commitment to resident satisfaction and community upkeep. Job Requirements

  • Minimum of three years of progressive maintenance and safety experience
  • Intermediate computer skills including industry-specific technology
  • Ability to perform manual task-oriented work under minimal supervision and prioritize tasks
  • High school diploma is a plus
  • Must possess or obtain EPA Universal or HVAC and CPO certifications within established timeframe
  • Required to provide own industry-specific hand tools
  • Ability to perform physical tasks including lifting up to 50 pounds, bending, stooping, crawling, climbing stairs
  • Willingness to work on-call, including during inclement weather and overtime
  • Ability to operate motor vehicle onsite if applicable
  • Exposure to all weather conditions

Job Duties

  • Uses industry-specific technology to establish priorities and responds to service requests and assists in monitoring the completion of service requests within company standards
  • Completes maintenance requests, replacements, and upkeep including HVAC repair, appliance repair, and assisting with apartment make-readies
  • Assists with identifying and correcting hazardous community conditions and reports hazards to management
  • Assists in implementing and documenting preventive maintenance programs
  • Maintains and secures all property-issued tools
  • Posts notices to vacate and other community communications as applicable
  • Works with office team and Service Manager to schedule apartment make-readies and ensure repairs/replacements/cleaning are completed
  • Oversees maintenance operations and staff in absence of Service Manager
  • Shares on-call responsibilities and responds to resident requests per company standards
  • Complies with OSHA and safety regulations and other maintenance-related policies
  • Performs other duties as assigned
